‘Knockdown’ Ben Buckler semi sells for record-breaking $10m+

A ‘knockdown’ semi has sold for more than $10m — smashing the record by more than $2m — to a buyer who fell in love with the view.

A ‘knockdown’ semi has sold for more than $10m — smashing the record by more than $2m — to a buyer who fell in love with the view.

Property records show the two-bedroom semi on a tiny 202sqm block at 166 Hastings Pde on North Bondi’s highly-sought after Ben Buckler Point last traded for $2.7m in 2014.

It’s in the name of Peter Yialas, an entrepreneur who’s the director of telco consultancy Dipole Group and CEO of Clean Water, who’d been renting it out for an unknown figure.

The property was due to go to auction in two weeks but sold this week to a buyer from Bondi Beach via Raine and Horne Double Bay/Bondi Beach principal Ric Serrao and colleague Kate Woods.

The guide had been $9m-$9.9m and the agents couldn’t reveal the exact price, but sources said it was more than $10m.

“It’s a knockdown, but it has a great view over the ocean,” Serrao said.

“The buyer lives locally but wanted to upgrade to Ben Buckler.

“He’ll do a cosmetic makeover for now and a more significant renovation later.”

There was another buyer keen on the property who intended to do it up slightly and have his mum move in, but he’d wanted a longer settlement.

The semi, right on the clifftop, had north-easterly panoramic views over Bondi’s world-famous coastline.

It came with DA approved plans to transform it into “an architecturally designed masterpiece”.

Another plus was the double lock-up garage, highly prized in that location.

The previous record for a North Bondi semi was $7.7m in September, 2023, which also sold via Serrao alongside colleague Mark Yeats.

That wasn’t on Ben Buckler, but set well away from the coast at 25A Macleay St.

And that was a new luxury architecturally designed five-bedroom, five bathroom residence with views to the ocean and across Rose Bay to the city skyline and Harbour Bridge.
