Gunning home built with the winnings from a 1915 horse race, is on the hunt for a new owner

This homestead was reportedly built with the winnings from a 1915 horse race. The owner named his country homestead in the horse’s honour. Now it’s for sale with an affordable guide.

As the story goes, Eulacre was built with one lucky man’s winnings at the racetrack. To give thanks to his triumphant stead, this classic country homestead was named in the horse’s honour.

Thomas Booth was one of the best-known graziers in Gunning at the turn of the century and brother to local legend and racing great William Booth.

‘Suddenly, the $80m price guide made sense’

When William’s horse Eulacre won the Gimcrack Stakes in 1915, Thomas walked away with enough cash to build a fine house for his wife Isabella, the daughter of Yass River pioneer James Whittaker.

Sitting on 2.09ha in Gunning, the residence has been brought into the 21st Century, but still maintains many of its original features as a tribute to the Booth family. Some of the period finishes include 3m high ornate ceilings, original timber floorboards and an elaborately carved wood-burning fireplace.

Each room was individually built on blue slate foundations and the house was constructed using double convict bricks.

Current owners, Jay and Jennifer Gliddon, bought 10 Dalton Rd, back in 2016 when they were immediately drawn to its romantic past.

“We fell in love with the house and the views and the fact that we could have an old Federation style house on five acres on mains water – but still be living in town,” Mr Gliddon said.

The Gliddons stripped back Eulacre and installed a new kitchen, bathroom and laundry. The kitchen now has a double farmhouse sink, large stainless steel oven, blue subway tiles and timber bench tops, while the family bathroom features a double basin and freestanding bath. In the contemporary laundry there is a herringbone tiled splashback and matte black tapware.

Throughout the refurbishment the Gliddons meticulously merged modern upgrades with the home’s traditional features.

“All the original cypress pine and red stringybark floorboards have been restored, we’ve kept the brickwork and pressed tin ceilings, as well as refurbished the ornate carved mantelpiece over the open fireplace,” he said.

Sad to say goodbye to Eulacre, the Gliddons are only moving away due to work commitments.

Agent George Southwell of Ray White Gunning/Yass said Eulacre was a rare find with a rich history.

“This is an exceptional property. A luxuriously renovated home; it’s rare to see the original features maintained to such a high standard,” he said.

“The best part is, it also offers a slice of farm living without the hassle of a farm,” Mr Southwell said.

In addition to the expansive gardens surrounding the house there two paddocks on a total of 8093sqm with a small holding yard where the Gliddons have kept sheep, chickens and ducks as well as grown their own fruit and vegetables.

Eulacre is close to local amenities, is within walking distance of the Countrylink train station and conveniently sits just off the Hume Highway 50km west of Goulburn.
