WITH land at such a premium, vendors are looking at all options to take advantage of Sydney's strong property market.

Tennis courts and inground swimming pools, once considered luxury additions, are increasingly falling out of faour with busy households, who are carving them off from their own large blocks and selling them as seperate plots.

Set to go under the hammer on Saturday , November 30, a 700sq m plot, which has been carved off the vendor's neighbouring block on Chapman Ave, Beecroft, has an expected price tag of "more than $950,000".

According to RP Data statistics, the median sale price for houses in the suburb is $1.035 million.

Selling agent, Wayne Vaughan of McGrath Epping, said the owners had bought the one-time 2330sq m property through him three years ago. However, after only playing tennis a "handful" of times since they moved in in 2010, the family decided to make the most of the current market demand for land.

"What they've done is subdivide the land. They still have a decent sized block with swimming pool," he said.

"It's pretty rare to find a block like this on the market, particularly the fact that it's a corner block with two street frontages."

The tennis court, which measures 21m by 33m, will have the street address of 55 Chapman Ave, Beecroft.
