There’s been no shortage of popular Yarra Valley wedding reception venues and stunning rural properties hitting the market. So what’s driving the boom?

A desire for Covid-weary Melbourne families to escape the CBD may be driving an increase in Yarra Valley reception venues and properties hitting the market.

In recent months, Chateau Wyuna in Mt Evelyn, Inglewood Estate in Kangaroo Ground, Chateau Yering, and the Twisted Vine in Silvan have been listed for sale.

Colliers national director Duncan McCulloch said since Covid, people from metropolitan Melbourne were looking for opportunities to move outside of the CBD.

“There’s been a movement of people saying ‘I’ve had enough of the CBD, I don’t want to live right next door to someone’, so they’re looking for opportunities regionally,” he said.

“That is what I believe is driving (the increase in venues for sale).”

He said couples working in high-powered jobs in the city with kids at home, could move regionally to properties that had a business attached, and enjoy a better work-life balance.

“They could sell their house in the inner suburbs and buy something that has a business component to it, and work and generate an income while having the benefit of living regionally and enjoying wide open spaces.”

Here are some of the recent properties listed for sale.

CHATEAU WYUNA

A stunning Mt Evelyn wedding reception venue — once the dream home of artist Clarence Earle — is for sale.

Chateau Wyuna, an award-winning property at the foothills of the Dandenongs, is for sale via an expression of interest campaign by CBRE Hotels & Hospitality.

The 2.17ha Swansea Rd site includes established gardens, a chapel, heritage log cabin and two level function centre.

It has been hosting weddings for 40 years and was voted the best wedding venue in Australia in 2012 and 2013.

CBRE senior director of hotels and hospitality Scott Callow said he expected the property to attract a mix of buyers.

Mr Callow said they were happy to talk to buyers about their desires for the site – which could include taking on the land and the business, or just purchasing the land and having the current owners continue to run the business.

INGLEWOOD ESTATE

A popular Kangaroo Ground wedding venue has hit the market, with the stunning property expected to sell for close to $4 million.

Inglewood Estate, at the gateway to the Yarra Valley at 130 Eltham – Yarra Glen Rd, has been listed for sale via expressions of interest, with agents anticipating it could sell for about $3.8 million.

The 10.32ha property is home to a 110-seat Chapel; a fully licenced reception venue with a full commercial kitchen; an original farm house known as Inglewood Cottage, built in 1893; an extensively renovated four-bedroom homestead; a small-scale vineyard; and a swimming pool.

The estate has been operating as a wedding venue for more than 15 years and has been a finalist in the Australian Bridal Industry Awards.

Fitzroys’ David Bourke and Lewis Waddell, in conjunction with Fletchers Warrandyte agents Dominic Cruz and Nathan Foley, are marketing the estate on behalf of the long-term owners and operators, who are retiring.

CHATEAU YERING

A “majestic” Yarra Valley chateau, built on the site of Victoria’s first vineyard, is also for sale.

Built in 1854, Chateau Yering, a historic 32-room homestead offering luxury accommodation, has been listed for sale by specialist national agencies HTL Property and Burgess Rawson.

The property has price expectations of about $20m, The Australian reports.

It comes after Chinese millionaire William Wei paid $14 million for the 100ha property back in 2014.

The heritage-listed house is on the site of Victoria’s first vineyard, with the first vines planted in 1838.

TWISTED VINE

A ”special” Silvan property, home to a popular wedding venue, restaurant and vineyard, has hit the market.

Twisted Vine, at 159 Monbulk Rd, is for sale via expressions of interest, with agents expecting the 9.75ha property to sell for north of $3.5 million.

The restaurant and function centre, a popular spot for weddings, has been closed since Covid hit, with the owners, aged in their 60s, now looking to consolidate and sell down their assets.

Colliers national director Duncan McCulloch said it was a beautiful property located in a magnificent spot on Monbulk Rd, with views of the rolling hills of the Yarra Ranges.

The two-level restaurant and events centre is home to the renowned Twisted Vine Bar Restaurant complete with a new wood-fired oven and large industrial kitchen, while upstairs is

the main reception space, that has been used for weddings and events.

If you’re looking to make a tree change, this spectacular Yarra Valley home could be for you.

The Woori Yallock property, at 210 Lusatia Park Rd, is considered one of the best in the region, and is expected to sell for $3.8 million.

Set on 32ha, the property includes a four-bedroom brick home, featuring a lounge with open fireplace, as well as a sweeping veranda, mature garden and large shed.

Selling agent Val Nichols, director of Val Nichols Real Estate Coldstream, said the property, which has amazing panoramic views, was on “good agricultural land” suitable for keeping horses, cattle, sheep or establishing vines.

BUNYA PARK

Set in “exceptionally picturesque country” the 27.8ha Gruyere property is the latest to be put up for sale.

According to agent Val Nichols Real Estate, it is within commuting distance to the city, 10 minutes drive away from Coldstream and Wandin North, and is suitable for cattle and horses. Described as “a highly versatile property”, it’s currently used for fattening cattle and was previously a thoroughbred stud.
