Tiny block of land on the market in Ringwood

A pint-sized piece of land with a six-figure price tag has hit the market in Ringwood, with a super-skinny 3m frontage. It’s already attracting a lot of attention. So what could you do with it?

One of Melbourne’s most pint-sized pieces of land is up for grabs in Ringwood.

A super-skinny 3m by 42m strip between a souvlaki shop and a railway station has hit the market with an asking price of $95,000-$105,000.

The site at Lot 1, 11 Heatherdale Rd has received more than 10 inquiries.

It is 126sq m of commercial zone one land, has rear entry access and is next to Heatherdale railway station.

Agent Anthony Treeby said the sale was “very unusual” and he hadn’t sold anything similar for about 15 years.

He said there was nothing comparable on the market due to the block’s narrowness — the owners were selling as they had no use for it.

“They’re motivated to sell and excited to put it forward,” he said.

Mr Treeby said the site could be used for a “tight” office block, a pop-up coffee shop, a food truck or another “funky” project.
“A 3m office could be tight, but it can be done and you can go up with height,” he said.

Mr Treeby said it could also host a hipster-like shipping container development, similar to those in inner Melbourne suburbs.

Heatherdale commuters believed the site would be too small for offices and had other ideas.

Wantirna’s Ivan West wanted trees and gardens while Ringwood’s Katrina, who didn’t give her surname, wanted something that would benefit commuters and “spruce up the area.”

“It would suit a tiny coffee shop, but anything bigger than that, I can’t see how they’d manage,” Katrina said.

Expressions of interest for the site close on April 15.
