Ringwood: a small slice of land hits the market making way for ‘eclectic’ hospitality potential

Could this tiny slice of land next to a popular train station be the spot where the character of the north meets Melbourne’s east?

Could this be one of the quirkiest — and narrowest — commercial offerings on Melbourne’s real estate market?

Treeby Commercial has listed Lot 1/11 Heatherdale Rd in Ringwood with the miniature plot of land measuring at 126sq m, or just 3m wide and 42m in length, squeezed in between a train station and a fast food outlet.

Lead agent Anthony Treeby said the interest in the property could bring a splash of the more eclectic Fitzroy to the quiet eastern suburb.

“We’ve had a fair bit of hospitality interest in the lot,” he said.

“People have suggested pop-up cafes, small food spots, that sort of thing. Even a container concept has been raised, which is definitely one of the more interesting ideas we’ve seen.”

Mr Treeby said with a $300,000 starting price, it was “cheap for where it is”.

He said the space was likely used historically for access to the rear laneway, but now opened up the opportunity for a north facing rear space.

“It’s an interesting spot, even a small office could go in there for a bespoke architectural firm,” he said.

“It is commercially zoned and I don’t imagine the council would have much against developing it, otherwise it’s just going to sit there as an empty lot.”

The property is up for expressions of interest with no set closing date.

“We’re an open book for offers at this point,” Mr Treeby said.

“The interest is there, we are just sorting through it.”

While Heatherdale station is a handy next-door neighbour, the location is also in between two major access points — Maroondah Highway and Canterbury Rd, and just a short trip away from EastLink.
