Cranbourne West’s Maughan Way Warehaus pops up in southeastern growth corridor

A new warehouse development is set to open doors for work-life balance in small businesses in one of Melbourne’s biggest growth corridors.

A new opportunity for Cranbourne residents to improve their work-life balance is set to arrive, with a warehouse designed to enable businesses to have a southeastern base hitting the market.

Crabtrees Real Estate has listed the Maughan Way Warehaus on the commercial market, designed to offer an all-in-one warehouse for local businesses including storage space, a workshop, offices and parking.

It’s located in the Evans Park Business Estate on 1-15/1 Maughan Way in Cranbourne West, not far from access to key arterial roads including the Western Port Hwy and South Gippsland Hwy.

Crabtree Real Estate lead agent Luke Pitcher said the development was a fresh concept for the area.

“This developer is the first one with the guts to do something like this, it is a bit of a guinea pig in the commercial development of the area,” he said.

“It’s a really great set up for e-commerce businesses, warehouses with an office space and workshops are primed for that kind of business set up.”

Mr Pitcher said one of the 15 lots had already sold, and the agency expected to achieve positive results with prices beginning at $769,560 per unit.

“It was a challenge coming up with the right figure for the spaces, but we ended up making it consistent with a square metre rate,” he said.

“We have had a lot of interest, mainly from investing portfolios, but we do expect to sell the lots at or above asking price.”

Mr Pitcher said the base would ease the travel time of many workers based in one of the Melbourne’s biggest growth corridors and was a new concept for investors.

“People are usually more comfortable buying apartments or housing off the plan, but a warehouse space is a little but different,” he said.

“Owner-occupier businesses are definitely keeping tabs on how we are going, but the hardest part is already done – the first one has been sold, so from the middle of year, we are expecting them to sell quite quickly.”

Maughan Way Warehous will operate near local amenities including Woolworths Cranbourne West, Marriott Waters Shopping Centre, Cranbourne Homemakers' Centre and schools, childcare and parklands.
