Box Hill site with approval for 19 storey, medical hub Wellington Two up for grabs
The future of a 19-storey medical centre tipped to make Box Hill Victoria’s “health capital” is unclear after the supersite was put up for sale.

A supersite in Melbourne’s east is on the market, less than six months after being touted as the project that would turn a growing medical hub into “Victoria’s health capital”
In July, developer AHP got the green light from Whitehorse Council to build a 19-storey medical hub on a 1,486sq m parcel of land at 26-28 Wellington Rd.
The 75m tower was expected to sit alongside Wellington Health One, a $320m medical building located at 12-24 Wellington Rd, Box Hill.
Wellington Health Two would be home to a medical and hospitality centre and a large car park, with the medical hub taking up 18 of the tower’s 19 storeys.
Some of the specialist services pitched for the hub included radiology, medical imaging and general practitioners.
When voting to approve the planning permit on July 22, Whitehorse councillor Blair Barker said the council was building “the best health precinct outside the central business district”.
He said the development would offer “well paying jobs” as well as access to doctors and health professionals.
“There’s no more driving to the Royal Children’s Hospital to see your kid’s surgeon,” he said.
The future of the development now hinges on who buys the site.
The sale is being handled by Gross Waddell ICR, in conjunction with Buxton Balwyn.
It is being marketed to developers interested in either activating the permit or converting it to a “world class project within Melbourne’s second CBD”.
Alternate development uses for the blue chip site included build to rent or build to sell apartments, student accommodation or a mixed-use combination – all subject to council approval.
The supersite is adjacent to Eastern Health and close to Box Hill Hospital, Epworth Eastern, The Box Hill Institute of TAFE and Box Hill RSL.
It last sold in 2021 for $5.9m.
