Hundreds of houses flagged in $10m Bendigo land sale ahead of anticipated residential rezoning
A $10m piece of Bendigo farm land has hit the market, with hundreds of homes proposed for a major growth corridor.

Hundreds of homes could be built if a multimillion-dollar block of land is rezoned in a booming Bendigo suburb.
Buxton Bendigo is selling 30ha of land facing the Calder Highway and Durstons Rd in Maiden Gully by expression of interest for between $10m and $11m.
It is zoned a combination of farming and residential, with 80 per cent tied up for agricultural land.
However, Buxton director Matt Leonard said the land had been identified by Bendigo council for residential rezoning, potentially opening up the land to be converted into hundreds of lots for homes.
Mr Leonard said the council had identified Maiden Gully as a growth corridor ahead of an anticipated surge in housing demand across Bendigo, making the parcel of land a prime land banking opportunity.
Greater Bendigo is projected to grow by 87,000 residents by 2056, creating a need for 38,000 new homes to meet demand – with more than half the growth concentrated in growth areas like Maiden Gully.
But Bendigo council is working through bushfire risk compliance before any rezoning gets the green light, Mr Leonard said.
“The council has already stated that housing in Maiden Gully is a priority … council wants to see this rezoned,” he said.
“The property’s prime location, coupled with its rezoning potential, offers a unique chance to create a thriving community.
“With the projected population growth in Maiden Gully, we anticipate strong demand for quality housing and amenities. This landholding presents a prime opportunity to capitalise on this growth.”
A Coles supermarket, Liquorland and 10 retailers was also approved late last year to be built nearby.
The development itself would be located about 1km outside of the Maiden Gully town centre, and 7km from the Bendigo CBD.
