A Ballarat mansion has hit the market seeking expressions of interest above $6.5m.
Wedding venue Willow and Stone Estate contains a main residence, secondary home, ancillary buildings, and function marquee.
The property at 410 Larter Street in Golden Point includes a reproduction period home built in the 70s by a Ballarat family and since refurbished inside and out.
The two-storey residence designed by Sovereign Hill architect Ewan Jones is a replica of a Victorian mansion and was put together according to specifications of the era with salvaged bricks of the same time period.
There are two lounges, a billiard room, conservatory dining room, office, storeroom, basement, five bedrooms, and four bathrooms – and a chandelier from a Scottish castle.
The sale listing said there was strong demand for the venue from Melburnians and called it “a building like no other”.
“Business figures will impress, with high-earning bookings in place through until 2025, consistent enquiry and strong engagement growth,” it said.
“There is an exciting major opportunity to expand the property’s earning potential via its extraordinary architectural centrepiece.
“With the current owners vacating the sprawling manor-like character residence, the accommodation and function space possibilities for its grand-scale rooms are limitless.”
Buxton Ballarat sales agent Andreana Donhardt said the current owners hoped it would continue as a wedding venue, but said the property had the potential for other additional uses.
“It’s certainly got more potential to incorporate more functions throughout the year,” she said.
“The house itself could be incorporated into the venue … it could be a purchase from any of the other accommodation venues in Ballarat that could benefit by the procurement of this particular property.
“It’s had hundreds and hundreds of thousands of dollars worth of landscaping works over the last three years.”
Expressions of interest in the property are open until June 23.
