Shane Warne and Sam Newman are set to become Melbourne’s Seinfeld and Kramer, with whispers the two homegrown larrikins are buying multimillion-dollar bachelor pads next to each other.

The would-be neighbours are the latest rich-listers rumoured to be buying into St Kilda’s ultra-luxury St Moritz development.

The well-heeled have already dubbed the daring development Melbourne’s Melrose Place.

This week the rumour mill went into overdrive with Sam and Shane said to be shelling out around.

$12.5 million each to secure one of the 6-star beachfront residences.

It’s understood Warne, 49, and Newman, 72, are interested in the fifth level of the development designed by architects Fender Katsalidis.

The “Grand Esplanade” is one of three buildings in the $150 million St Moritz project’s to begin construction next year.

“I am a very good friend of Shane’s and like to think he is a friend of mine,” Newman told Page 13 when asked about the new proposed living arrangements.

“It does conjure up an intriguing relationship. He is the bon vivant about town, the great entrepreneur and poster boy and I’m just ready to go into a facility.

“I probably would have the ambulance on standby if I ever ventured into Shane’s property.”

While Newman might play the joker on-screen, he is anything but when it comes to investments.

An avid art collector, with a penchant for Jeffrey Smart paintings, he has played the property market with the same success he showed as a 300-game ruckman for Geelong.

And he is no stranger to the Bayside area.

Newman (in) famously built the “Pamela Anderson house” on Canterbury Rd in 2002 after a fight with the council to allow a three-storey glass facade showing the former Playboy model.

Newman reportedly bought the St Kilda West home for a measly $150,000 in 1995, selling it for $1.1 million in 2002.

“No one can forget that,” Newman said of the Pammy facade.

The Baywatch star’s mouth would open suggestively wrapping around one of Sam’s cars — say the Lamborghini, the Boss Mustang or the 1959 Cadillac — as he drove into the garage.

Once the highest-paid star at Channel 9, Newman dropped anchor at Docklands, living in a 40th-floor eyrie, a $3.75 million penthouse at the top of Tower 5 for more than 10 years.

Newman confirmed he had been given a “very impressive” presentation into the ultra-modern $150 million-plus Tim Gurner development on the site of the Novotel hotel.

But he stopped short of saying he had forked out the money.

“Just looking at it as a possibility,” he said, adding Warne had also shown interest.

“I think he was impressed by the presentation he was given. I was looking at it, like half of Melbourne.

“It’s potentially a very interesting development in a prime location.”

Newman’s golfing buddy Warnie has been a major player in luxury real estate in Brighton for decades.

Last year, he sold his sprawling Brighton pile just 18 months after he bought it back for $14.5 million. In a secretive deal, the spin king reportedly secured a buyer for the six-bedder for close to $20 million.

He originally paid $3.51 million on what was then a renovation rescue, sharing the home with ex-wife Simone Callahan before the couple pulled up stumps in 2007, netting $8.75 million.

Warnie was holed up in New Zealand on the golf course this week and was unable to return calls.

The $30 million St Moritz penthouse, equipped with glass indoor pool, was snapped up by high-flying (and soon to be high-living) smooth operator Antony “The Cat” Catalano.

And “Mr Bondi”, Maurice Terzini, is tipped to return to Melbourne to provide the development’s dining experience.

The movers and shakers are simply salivating — and Page 13 loves the idea of Warnie and Sam as Melbourne’s Seinfeld and Kramer. Not that there’s anything wrong with that!
