SOLD: These dream homes are Tassie’s top sales of 2024 so far

A PRICE that used to be reserved for the home sale of the year has become the minimum for a top 10 sale.

Already this year, Tasmania has recorded eight home sales above the $3m benchmark, plus a number of larger properties of note.

A four-bedroom 1930s family home at No.5 Ilfracombe Cres in Sandy Bay leads the way with its $4.4m sale, a deal negotiated by Elders Tasmania agent Abi Freeman.

Mrs Freeman said it was a privilege to be entrusted by the owners of this Spanish Mission-style home to represent their “spectacular property”.

“We first released this property to our database, then went to the open market and sold the property within three days,” she said.

“Although the time frame was short, we received a substantial amount of inquiry from local and interstate parties.

“The purchaser was a local family with strong ties to Hobart.”

Mrs Freeman said many of Tasmania’s high-end properties are sold to local buyers.

“However, it’s interstate interest that drives the competition and impacts the eventual sale price,” she said.

“The owners of No.5 were very pleased with our process in preparing the home for sale, and with the eventual sale price.

“We pride ourselves in taking the time to ensure our properties are presented at their best.”

Among the top sales were a number of Battery Point homes, Sandy Bay homes, and a Salamanca apartment.

Mount Stuart’s Wasatch — a 1924-built home with 3579sq m of award-winning gardens — was sold in May.

Earlier in the year, Wolf Property director Cam Rogers set the pace for prestigious property sales at $3.3m for 1880s-built No.100 Salamanca Pl.

Despite the downshift in the property market overall, Mr Rogers sold the updated home for more in 2024 than it fetched in 2021.

More recently, he sold The Moorings in Sandy Bay, a historic property with an enviable waterfront address on Sandy Bay Rd. The price is currently undisclosed.

Mr Rogers said the property attracted local and interstate buyers, and was sold in about three weeks.

“It was a good outcome, the owner and purchaser — who is locally-based — are both thrilled. The property sold for the exact price that I thought we would get.”

Mr Rogers said if a home needs some updates, buyers will be more conservative with their offers.

“This comes back to the costs associated with a renovation, construction materials, securing the right builder, the time and money and uncertainty … whereas homes that are finished can command a premium.”

Outside of the city, on much larger pieces of land, Circa Heritage & Lifestyle sold No.10137 Tasman Hwy, Little Swanport.

Known as Ravensdale, this early Colonial Georgian homestead was built in the 1820s and was called home to James and Mary Ann Hobbs in 1826.

The property was granted to Hobbs in recognition of his feat in circumnavigating Van Diemen’s Land to chart its coastline and locate ports and suitable land for settlement.

The sale price for this nine-bedroom 491ha property is currently not disclosed.

In February, First National Real Estate Hobart and Kingston, with managing director Helen Lehane sold Kettering’s award-winning Trial Bay House.

The 17ha property, home to a highly-awarded house, fetched an eye-watering $7.6m.

It had been on the market since late 2022, and was purchased by Tasmanian buyers.

While each of these sales is impressive, there is no guarantee about what will happen in the market in the second half of the year.

Will they remain in the top 10? Or be pushed out by even larger sales?

Mrs Freeman said the only constant in the property industry is a changing market.

“However, it’s the high-end properties which are less affected by cost of living and interest rates,” she said.

“I am expecting this segment of the market to remain strong for the remainder of the year.”

Mr Rogers said while interstate-based inquiries for Tasmania’s top level homes are guaranteed these days, he said there was always “a lot of local interest”.

“People that have connections or ties to Tasmania are another strong demographic for homes at this level,” he said.

“In a market that is neither hot nor cold, you have to be able to represent value to the buyers, to show them why a particular home is priced at twice the suburb’s median value.”

Mr Rogers said Hobart has become a lifestyle option for people; “they want to live here”.

“There is quite a bit of activity in our prestigious, exclusive property market,” he said.

“I believe our top end still has room to grow. It won’t be long before we start seeing those $4m, $5m, $6m sales more regularly.”
