HOMES in prestigious Battery Point are always sought after, and especially so when it is a historical gem with unbelievable updates.

“We had about 350 inquiries for this property,” Mr Rogers said.

“Coming into early 2024 there was a noticeable influx of inquiry and inspections, including three offers by early February.

“This result bucks the market trend.

“Since the time when the owners bought this property in 2021, the market has retracted by 12-15 per cent. It was a great result to sell it for a higher price.”

At the top end of Tasmania’s market, Mr Rogers said the buyers are “still there if the quality is there”.

“If the product is good, there is still value there,” he said.

“It is more important now than in a frantic market to make sure the pricing is right, because buyers are sensitive to it.

“However, there is confidence in good products in good locations. And premium prices can be achieved.”

No.100 attracted local, interstate and international inquiries from people with ties to Australia and often Tasmania. Some were looking to relocate or have a home for when they are in Hobart part-time.

“A lot of downsizers showed interest in the property,” Mr Rogers said. “But the strongest contingent was those interstate and international buyers who have local ties.”

No.100 is nestled within one of Battery Point’s most coveted residential streets, one of only six at the end of the cul-de-sac of iconic Salamanca Place.
