SOLD: Kettering’s Trial Bay House snapped up by local buyers

IT’S only the start of February, but Tasmania’s most expensive home sale of the year may already be in the books.

Kettering’s award-winning Trial Bay House has fetched an eye-watering $7.6m.

The 17ha property at No.3101 Channel Hwy has been on the market since late 2022. At the time it was seeking a price closer to $10m.

Recently, the homeowners switched agencies to First National Real Estate Hobart and Kingston, with managing director Helen Lehane sealing the multimillion dollar deal.

She said the buyers and sellers are happy with the result.

“And that’s what it is all about,” Mrs Lehane said.

The property relaunched in late December, with its first inspection a couple of days after Christmas.

Mrs Lehane received a message from the eventual buyers last Monday, organised an inspection, and it was sold the next day.

She said it was fair to say the buyers had “fallen in love” with the property.

“They have always known about the property. Interestingly, they just happened to drive past it, saw the sign and had an ah-huh moment … ‘oh that’s right, that house is for sale’,” she said.

Owned by television ­director Michael Jenkins and partner Amanda Robson, Trial Bay House is widely known as the 2010 Australian House of the Year, the winner of the Robin Boyd Award for residential architecture.

And while the house is “remarkable”, Mrs Lehane said the property offered even more than that.

“It is the first time I have gone over the word count for a property listing,” she said.

“The house, the cottage, the organic acreage and the infrastructure — from convict walls to state-of-the-art irrigation to the solar array — there was so much to cover.”

Mrs Lehane said No.3101 Channel Hwy is the most expensive sale of her career to date.

“I used to live in Kettering, I know the area very well, and this house was a pleasure to sell,” she said. “It was a really good result.”
