A CASHED-up facelift of the Gold Coast’s “millionaire’s row” is gaining momentum on the back of two new projects.
Shop-fitting industry figure Scott Headland has filed plans for a four-storey luxury unit block to replace an existing mansion on a 769sq m absolute beachfront block on Hedges Ave.
Less than 300m from the light rail route, the project is one of several put forward for the exclusive road in recent months.
Plans filed with council reveal the project will feature four three-bedroom units and a basement carpark with 13 spaces.
The ground-floor unit will have its own private pool while another will be built on the rooftop communal terrace.
A planning report on the project says it has been designed to fit in with existing mansions and unit complexes along the beachfront zone.
“The building has a highly articulated form with a variety of textures, materials and finishes used in the exterior,” the report reads.
“At ground level, the landscaped frontage ensures that the building is complemented by both the hard and soft scape proposed adjacent to Hedges Ave, including planting between the road edge and the frontage fencing.
“Each apartment provides future residents with generous living spaces which will capture light and breezes and provide a variety of experiences within each unit “
Mr Headland has previously owned several properties on the exclusive stretch of road, making millions from their sales.
In 2019, he put his own Hedges Ave mansion up for sale, asking more than $9.9 million after having picked it up for $6 million in 2002.
Another project planned for Hedges Ave is a controversial multistorey duplex.

The unit complex, opposed by neighbours, and other recent projects comes as leading real estate agent Dane Atheron filed a development application to renovate an existing three-storey Hedges Ave property.
The house, which sits on a 405sq m site, will have its entire facade replaced with a modern appearance, with privacy screens and a new gatehouse.
Both projects will be considered by council in early 2021.
