A $350 million two-tower development containing a luxury five-star hotel has been proposed for a beachside southern Gold Coast suburb.

BURLEIGH Heads is to get a luxury hotel overlooking the beach if a bold $350 million plan by two developers who have made their mark in Brisbane gains a green light.
The hotel, the first five-star one south of Broadbeach, would be in one of two 23-floor towers mooted on a large site fronting The Esplanade and First Ave.
The second building would have 92 residences in which the owners would have full access to the hotel’s services.
The proponents of the development say it will provide major parking and jobs bonuses to Burleigh.

Developer Ross Nielson yesterday said that building five-star hotels was ‘expensive’ and the planned one would deliver Burleigh high-standard facilities.
He said the intention was to deliver an integrated development of which the people of Burleigh would be proud.
“We believe it will be a huge benefit to Burleigh and will attract a lot of interstate and overseas visitors who want to stay in five-star luxury in a laid-back setting.”
The hotel would include a ballroom, conference and event centre, business centre, several restaurants and bars, and a children’s centre.
The luxury touches would include an infinity edge pool overlooking the ocean.

The project would offer some relief to a beachside parking problem close to the heart of Burleigh, providing 162 paid spaces for the public and hotel visitors, along with allowing new 12 spaces on The Esplanade.
The yet-to-be named project is planned by Mr Nielson’s Nielson Properties in tandem with LGC Property Investments, owned by Chris Vitale and family.
It has been designed by Melbourne group Elenberg Fraser.
Three older low-rise unit blocks would be razed to make way for the project – White Horses and Glistening Waters on The Esplanade and Burleigh Court in First Ave.
Together they make up a 4055 sqm site with an 80-metre frontage to The Esplanade and zoned high-density residential.
Nielson Properties is buying the 48-unit White Horses site for around $22 million.
Mr Nielson said it was hoped the city council would, because of the project’s ‘good design’, allow the 23-level buildings.
“I control the White Horses site and Chris owns three units in the adjoining buildings and is working on behalf of the other owners.
“We could have done our own separate developments but they wouldn’t have been integrated.
“It made sense to integrate the sites rather than compete.”
Mr Nielson said the development was forecast to provide more than 300 full-time jobs, 250 of them in the hotel, along with another 150 jobs during a two-year construction period.
The three basement levels would provide parking for 394 cars, 216 more than was required under the town plan.
“This will increase carparking availability in Burleigh Heads between Kratzman Ave and Goodwin Terrace by 24 per cent.”
Vehicle access would be from First Ave, removing three building entrances on The Esplanade and allowing 12 new parking spaces.
The scheme also included beautification of the corner of First Ave and The Esplanade with street tree planting, lighting and road surfacing upgrades.
Mr Nielson, who moved to the Gold Coast five years ago and initially lived at Burleigh, has been developing in Brisbane for 30 years and his projects have included the city’s first five-star rated office tower, Santos Place.
His latest project is a $600 million office tower being built, in tandem with superannuation group Cbus, on a Herschell St site he has owned for nearly 20 years.
Mr Vitale is a director of Brisbane developer Pointcorp, which last year bought The Villa private golf course at Nerang for redevelopment and owns a service station site adjoining the Old Burleigh Theatre Arcade.
He owns a Burleigh holiday apartment in a boutique tower on The Esplanade.
