A BUILDER has been appointed to undertake the $350m-plus first and tallest building in Melbourne developer Tim Gurner’s four-tower La Pelago project at Budds Beach.

ICON Construction has won the job of building the 68-floor tower, which will include an ultra-luxury 200-room international hotel, a private resort and club, a health and wellness precinct and 350 apartments.

Mr Gurner yesterday said La Pelago would be pushing the boundaries of what was possible in luxury property.

“We have delivered eight projects with ICON, so we have tremendous confidence in the team’s ability to deliver a project of this scale and complexity.”

The first La Pelago tower, which will be the fourth tallest on the Gold Coast, will have a sky bar at level 42 and a penthouse collection of apartments between levels 43 and 68.

Mr Gurner plans to launch the project, in which the shortest tower will be 43 floors, in the first quarter of 2022, with construction expected to start in mid-year and to take 40 months.

La Pelago, designed by Warren and Mahoney, will have a private island theme, with buildings surrounded by more than 9000sq m of amenities, tropical landscaping and pool-side water retreats.

Plans for La Pelago are before the city council, with the Gurner group expecting planning approval “imminently”.

The project is planned on a 1.3ha site that was previously owned by the failed Ralan group and occupies an entire city block.

It is being undertaken in tandem with the Wingate group, which was a Ralan mortgagee.

A GIANT $1.25 billion Budds Beach supertower development will bring nearly 900 new residents to Surfers Paradise.

A development application on the four-tower La Pelago – first revealed by the Bulletin last week – has been submitted to council, revealing the extent of the Gurner Group’s plans.

There will be 889 residential units built across the four towers, which will also include a 199-room hotel.

At the heart of the project will be a 55-storey supertower, with the rest of the towers ranging between 25 and 34 levels.

The Ferny Ave site, which has recently been used as a carpark, was previously owned by the failed Ralan Group which had proposed its own $1 billion development – the two tower Sapphire.

A development report filed with council reveals the towers would transform the site into a “world-class residential precinct unique to Surfers Paradise.”

‘CRITICAL LOW’: UNIT SUPPLY EVAPORATES ON COAST

“The design of the proposal is concentrated on ‘Green Luxury Living’ while responding to its context of ‘River meets Sea’, being located between beaches to the east and the Nerang River to the west,” the report reads.

“The towers have been oriented to respond to climatic considerations, views and surrounding built form. The tower orientations are arranged to minimise exposure to the harsh western sun and capture easterly breezes in summer, while embracing northern sun in the winter.”

A high-end retail precinct is also planned for the ground level.

REVEALED: Luxury $1.25b oasis planned for Gold Coast

THE Gold Coast ambitions of developers are getting bigger, with Melbourne’s Tim Gurner unveiling plans for a luxury $1.25 billion Budds Beach oasis.

La Pelago will include four towers, each on its own ‘private island’.

The project, the biggest in the 38-year-old Mr Gurner’s career, will include a 200-room hotel, shops, restaurants, conferencing and a business club.

The joint-venture project is being described as offering a lifestyle akin to the world’s most secluded and elite private islands.

Mr Gurner yesterday said he believed Budds Beach was the next frontier of luxury on the Gold Coast.

“We are creating a $1.25 billion precinct that will enable us to be at the forefront of this transformation.

“When designing the project, it was really about me dreaming about where we all want to be right now and, for me, that is a hot and sunny luxury private island.

The project, which is subject to planning approval, is being undertaken in tandem with the Wingate group, which was a Ralan mortgagee.

The site is close to another fill city block on which Chinese developer David Wang and a partner last month revealed plans for an $800 million venture with three towers.

La Pelago’s towers designed by Australasian architects Warren and Mahoney, each will be surrounded by more than 9000 sqm of resident facilities, tropical landscaping and poolside water retreats.

The towers will range from 29 to 57 levels and each will have between 95 and 350 apartments aimed at owner-occupiers.

The Gurner group says the ground-floor retail precinct will aim to transform Budds Beach into the Gold Coast’s premium precinct for shopping, entertainment and dining.

“There are plans for a curated stable of international designer brands, restaurants, dining experiences, wellness, health and concept stores.”

International group SWA has designed the La Pelago landscaping.
