North Batemans Bay Retail: $23m shopping centre plans revealed

Vacant land on the NSW south coast previously used as part of a major bridge construction project could soon be converted into a shopping mall, if multimillion-dollar plans are given the tick of approval.
Plans for the ‘North Batemans Bay Retail’ – proposed for the Kings Hwy roundabout opposite the Ampol Petrol Station – currently sit with Eurobodalla Council on public exhibition, with the $23,500,400 plans showcasing a shopping centre featuring two large scale specialty retail stores.
If approved, North Batemans Bay Retail will be the third shopping centre in Batemans Bay, joining the Village Centre and Bridge Plaza.
Previous plans included multiple fast food outlets, however these were removed following multiple meetings with Eurobodalla Council.
While plans tendered to the development application did not reveal which brands may call the shopping centre home, development firm Bokor has a history of constructing speciality stores around Australia.
The Bokor website reveals their construction of Sephora’s, Culture King’s and other larger retailers.
Plans reveal the proposed shopping centre would exclusively house two large ‘speciality’ retailers, with two warehouse style stores being constructed under one roof.
The larger store – known in plans as ‘Tenancy A’ – would be 3416sq m, with an extra 1000sq m for storage space, while ‘Tenancy B’ would sit at 2695sq m, with an extra 560sq m of storage.
Plans also reveal the shopping centre would include a total of 154 parking spaces, including underground spaces and outside parking.
More than 30 bicycle spaces and two trolley bays were also included in the plans.
Signage with the speciality store logos is also proposed to be installed next to the highway and mall as part of the construction.
A spokesman for Bokor wrote in a statement about the need for the vacant block in North Batemans Bay to be constructed into such a development.
He revealed the developer’s met with Eurobodalla Council on three separate occasions to discuss the development, once in 2021, 2022 and 2023.
The proposed land for the development, owned by Bokor, was previously used to house offices and other construction material during the Batemans Bay Bridge Project, which saw the new Batemans Bay Bridge built between 2019 and 2022.
While the land is now vacant, documents reveal the construction of the mall would include the removal of 4925sq m of vegetation.
However, the Bokor spokesman said the location was perfect due to its proximity to Batemans Bay, the size of the lot and the distance from houses.
Plans for $23m North Batemans Bay Retail will remain on public exhibition until July 2.
