Mossy Point: 16 new house blocks proposed in $2.4m subdivision plans

More than a dozen homes could be coming to a south coast hamlet if $2.4m subdivision and road plans are approved by a regional council. See the plans.

A multimillion-dollar development could pave the way for 16 new houses in a south coast hamlet.

The $2.4m subdivision proposal for a vacant block at the intersection at Annetts Pde and George Bass Dr, Mossy Point, was submitted by Australian developers REJMC, with their proposal currently sitting with Eurobodalla Council on public exhibition.

Planning documents showcase the subdivision of 16 blocks at the corner block owned by the developers.

The application also seeks to construct a new road leading into the subdivided land with a cul-de-sac at the end, as well as landscaping works including the removal of trees to create room for potential houses to be constructed.

However, while some vegetation would need to be removed, planners state the construction would avoid the destruction and disturbance of the majority of vegetation at the block.

The land is also zoned as C4 -Environmental Living, according to the Statement of Environmental Effects, meaning only residential blocks can be built on the land.

A spokesman for REJMC said the development was important for the area as Mossy Point and outer Broulee was a popular location with a need for more housing.

“The purpose of the proposal is to provide 16 new residential lots for housing to meet the acknowledged need for new housing opportunities in this part of the Eurobodalla,” he said.

While REJMC own the block and seek to subdivide it, they will not be building the houses.

Instead, the spokesman revealed other developers – or private owners – will have the opportunity to do so, purchasing the blocks of land from REJMC through a real estate agency.

The spokesman stated the proposed works would also include the construction of sewer, water and electrical utility infrastructure networks, as well as the construction of a stormwater drainage network that will connect to the existing stormwater infrastructure in George Bass Dr.

The $2.4m Mossy Point housing subdivision will remain on public exhibition until June 20.
