Narooma to Batemans Bay: 10 new luxury developments reshaping the south coast

The Hamptons might be the exclusive seaside enclave of New York but a string of developments, from hotels to units neighbouring golf courses, promises to up the luxe on NSW’s south coast.

After years spent battling bushfires, floods and the Covid pandemic, the south coast is set for a major facelift as developers eye new luxury developments across the Eurobodalla region.

From Batemans Bay to Narooma, more than $63 million will be spent if planned projects go ahead, from new eco-hotels to high-density seaside apartments that promise to bring a touch of The Hamptons to the south coast.

Mizu, 390, 392 Beach Rd, Batehaven – $7.03 million

Caseys Beach in Batehaven has long been a popular swimming and snorkelling spot among south coast locals.

But, under new plans, the area might soon receive a major facelift if a proposal for a new 24-unit complex proceeds.

Costing more than $7 million, HH Property Group will lead the project, which proposes a mix of one, two, and three bedroom units over four floors.

A 40-space underground carpark will also be built, development applications logged with the Eurobodalla Shire Council in December show.

Documents lodged with the council reveal the developer promises the project will provide the housing needs of the community in a medium density residential environment.

“The residential flat building would provide additional housing in close proximity to the neighbourhood centre of Batehaven and the regional centre of Batemans Bay,” the documents state.

“It would expand the range of housing types in the immediate area, which has traditionally been dominated by single detached dwelling-houses.

“The site is within walking distance of a variety of retail premises, restaurants and a supermarket (and) is considered compatible with those uses.”

Concerns that the project might impact the character of the seaside area are highlighted in the documents.

“Key issues are compatibility with desired future character, servicing, impacts on the coastal zone, cultural heritage, and the community and local economy,” the documents state.

“The likely impacts of the development have been considered and measures recommended to avoid, minimise or mitigate these impacts.”

To make way for the project, lots 10 and 11 at 390 Beach Rd in Batehaven will be demolished.

At lot 10, a single dwelling will be demolished, along with a parking garage and shed.

Exhibition of the project closed in January.

It is now awaiting further information before going ahead.

Beach Road Apartments, 50-52 Beach Rd, Batemans Bay – $8.86 million

Near Batemans Bay town centre, plans for a five-storey, 16-unit complex on Beach Rd will join a series of new developments opposite the popular Rotary Park.

Between an existing two-storey apartment development and the Del Costa Holiday Villas, developer Bowkent is leading the project.

The $8.8 million development will be built on lots 3 and 4, and will also include ground-floor parking for 27 vehicles.

Council documents reveal the block will feature four floors of one to four bedroom units, with cladding to be constructed out of a mix of white brickwork and white painted concrete with selected timber-look soffit linings and aluminium feature louvres.

The base feature will be clad in selected natural stone.

Proposed in within a well-established coastal residential area, the project promises to reflect the area’s attraction as a tourism destination.

“The site is located within a medium density precinct and the housing stock varies in age and consequently the subject site and immediate environs is likely to be subject to development pressures for increased housing density reflective of the medium density zoning,” the documents state.

“The topography of this precinct is generally level and the attraction is both the minimal physical constraints of the area, proximity to the adjoining coastal foreshore and its associated outlook.

Apart from the recent four to six storey apartment complex under construction at nearby 1A Herarde St, the documents state there has been limited significant redevelopment within the precinct.

“Consequently, it is currently characterised by single and two story buildings, (so) the proposal is a distinctly different built form to the surrounding buildings both in its built form and use of materials and its modern architectural presentation,” the documents state.

“It is considered that the proposal will establish a benchmark for future development and aims to reflect the future character of this medium density precinct.”

An existing single-storey dwelling will be destroyed at 52 Beach Road, while 50 Beach Road is currently vacant.

Exhibition of the project closed in October. The project has still not been determined.

Kusa, 2 Golf Links Drive, Batemans Bay - $2.89 million

Here’s one for the golf lovers. Featuring only one and two bedroom units, plans for a multi-unit complex on Golf Link Drive near the Batemans Bay Marina are different from other projects in the area.

The $2.8 million three-storey, six-unit complex will include nine ground-level parking spaces and will be built on vacant land adjoining the Catalina Club golf course.

According to the statement of environmental impact tendered to the council by developer HH Property Group, the greater Batemans Bay structure plan notes properties around the marina are primed for change.

“Many of these properties are not currently meeting their development potential (and) there are numerous buildings in the area that are in need of renovation and/or redevelopment,” the documents state.

The layout of the development has also been based upon a site analysis.

“It is designed to capture the winter sun, estuary views and views across the Club Catalina Country Club golf course,” the documents state.

Marina View Residences, 4 Miller St, Batemans Bay - $1.63 million

Four three-storey townhouses have been proposed for Miller St in Batemans Bay by PDC Lawyers and Town Plannrs.

The luxury project is nearby to developments on Beach Rd and Golf Link Drive and will cost more than $1.6 million.

Development on the corner lot that connects to Golf Link Drive will include parking for eight cars from two driveways.

Council papers show the three-storey will have a positive impact on the streetscape.

“It is considered that the proposal is of merit and is an entirely appropriate proposal for the area, which is undergoing gradual transformation,’’ the documents state.

The Sapphire Batemans, 2A Myamba Pde - $30 million-plus

Plans for a luxury development in North Batemans Bay have been announced by developer Core Asset Development after it acquired 10,300sq m of beachfront land at 2A Myamba Pde, Surfside, for a residential and eco-tourism development.

The $30 project has already received development approval according to the developer and will include a five star eco-tourism resort.

The developer is seeking approval for an extra 22 apartments and townhouses and a “glamping” operation, restaurants, bars, a conference and wedding centre, and a 65-room hotel.

Dubbed The Sapphire Batemans, the project will abut the Cullendulla Creek Nature Reserve and the popular Surfside beach.

Malua Bay Terrace, 6-8 Jarrah Way, Malua Bay - $5.82 million

With projects spread out across the south coast, Core Asset Development will also make its mark on Malua Bay if plans go-ahead for a $5 million multi-unit complex in the busy seaside town.

The project would see 27 townhouse and terrace-style units near Club Malua.

Each would require at least two parking spaces, with six of the units having four car garages suitable for a trailer or extended storage, meaning there would be 54 parking spaces in total, according to a traffic impact statement tendered to the council.

The irregularly-shaped new project at 6 Marine Drive in Narooma promises to deliver six luxury units to the popular far south coast area.

Developer Marina Property Development touts a project to present an opportunity to increase housing stock and diversity in Narooma town centre through redevelopment of the site, which would be transformed from single detached homes to a mid-rise residential flat.

Near the highest point in Narooma town centre, planning documents tendered to Eurobodalla Council describe the project as having expansive views of the Pacific Ocean and being consistent in character with other recent developments.

“The proposal seeks to demolish existing structures – dwelling house, detached garage, and two sheds – and remove 10 trees to construct a three storey residential flat building,” documents state.

“Seven residential apartments, including four three-bedroom and three-two bedroom apartments (will be constructed) over a single level of basement parking, (with) 14 parking spaces plus a car wash bay.”

In the southeast corner of the block will be a barbecue and seating for entertaining visitors.

Exhibition on the project closed in November.

It is now awaiting further information before a decision is made.

Peppe Investments Pty Ltd is proposing a seven-unit block elsewhere in Narooma, building on top of a Campbell St lot that has been vacant for more than 60 years.

Just off the Princes Highway and in the heart of town, the project seeks to renovate the vacant plot that has been left empty since 1959 and has gone through several iterations to get to its current state.

In documents tendered to the council, LFA Pacific agreed to lower the height of the building.

The site is in a largely residential area.

35 Noble Pde, Dalmeny - $1.70 million

More than $1.7 million will be spent by developer Barry Jurcevic to build eight dwellings in Dalmeny.

Slated to be built Dalmeny campground, the project will comprise two-storey two, three, and four bedroom units.

Council documents state the project is surrounded by mostly single-storey and single-dwelling properties, with other multi-dwelling developments nearby.

“Our proposal has been designed to fit in with the surrounding areas and dwellings,” the documents state.

“The site is large by suburban standards, providing an opportunity to increase housing density on a single lot.”

By providing a mix of unit types, the documents state that the project will allow for more affordable units for future occupants.

A total of 21 carparking spaces will also be provided.

The Mogo Adventure Project, 18 Sydney St, Mogo - $590, 480

Having received a boom in support from state and federal bushfire relief funds, mountain biking on the south coast will become the beneficiary of yet another project if plans for a commercial precinct in Mogo goes ahead.

Earmarked for a lot previously occupied by dwellings destroyed in the Black Summer fires, the project promises to provide two commercial units and an adventure centre with parking.

According to revised plans tendered to the council, the rear unit is planned to be a mountain bike infrastructure support centre, with an adjoining rock climbing wall.

The occupant of the front unit, meanwhile, is still unknown.
