A major multi-use residential, commercial and hotel development with a staggering price tag has been proposed for a growing south coast border town.

Plans for a $61m residential, shop top and hotel development have been filed for 19-21 Weecoon St, Eden – the furthest coastal southern NSW town.

The major development featuring 57 apartments and two commercial tenancies currently sits with the Bega Valley Council and the NSW Regional Planning Panel, given its multimillion-dollar price tag.

If approved, the plans by Sydney-based Justice Fox Property Group will see the construction of the mega building, which is set to be the first stage of a new precinct in the coastal town.

A spokeswoman for Justice Fox Property Group said the plans were a first for the tourist town, which regularly sees international visitors from cruise ships docking outside the CBD.

She said the commercial plans gave way for new businesses to take advantage of such visitors and help grow the town’s economy.

“These plans include a pub and accommodation, a hotel with a rooftop bar, a public promenade and road upgrades along the street,” the spokeswoman said.

The spokeswoman also said the 57 apartments would help address the need for housing in the town.

“The apartments will range in size from one bedroom and up and will feature necessities needed in homes like kitchens, bathrooms, studies, living rooms and more,” she said.

The site for the proposed $61m development is currently vacant land, having historically been used for industrial purposes.

The development application also seeks the subdivision of the Weecoon St allotments into three lots to prepare for the wider construction.

Plans for the development are still scarce given its early stages, however the spokeswoman said designs were nearing completion.

Council will still need to approve the final designs, along with the NSW Regional Planning Panel voting on its construction.

It comes just months after a similar hotel proposal in Eden was declined.

Proposed for Imlay St, the development would have seen a 78 room hotel and apartments built, however the land is back on the market after the plans were declined.

The Justice Fox Property Group declined to comment on whether they were afraid their proposal would face the same fate.

Plans for the mega proposal remain with the NSW Regional Planning Panel and will go on public exhibition in the coming months.
