Developer Justice Fox reveals plans for $40 million Merimbula seniors estate

Sydney developer Justice Fox have bet big on the booming far south coast town of Merimbula, unveiling plans for a new $40 million seniors residential development. Find out what’s included.

The development boom continues in the NSW far south coast town of Merimbula, with Sydney-based developer Justice Fox revealing the first look at its new multimillion-dollar seniors housing project.

Known as the Merimbula Lifestyle Village, the almost $40 million residential development is the latest luxury project proposed for the busy tourist town, joining a controversial $27 million shop-top project in the city’s CBD and a $9 million residential development near the beach.

It would comprise of 89 new independent living units spread out over two four and five-storey apartment complexes, documents tendered to the Bega Valley Shire council revealed, providing a “high level” of social and recreational facilities in proximity to local services.

“The project will provide an aesthetically pleasing and contemporary addition to the Merimbula area,” Justice Fox states in the documents.

Located at 83 Lakewood Dr, the twin buildings will be orientated towards the seaside street with separate pedestrian entry and access to the 91 available car spaces, provided through both above and below-ground parking areas.

On the ground floor of the main building, Justice Fox plans to erect eight two-bedroom units, each with a courtyard.

Elsewhere on the same floor, the developer has planned two bowling greens with a seating area, a bowling clubhouse with a kitchen and bar, storage rooms, and a covered external walkway. There will also be a games or pool room and a beauty salon on the floor above.

The first floor will also feature a further 23 two-bedroom apartments, with another 23 units each on the two floors above.

Those floors will also feature a library, lounge, craft area, seating area, gym, and consult room.

Two outdoor rooftop terraces and a multi-use bar and kitchen area will be provided on the top floor.

As for the second, “minor” building, Justice Fox plans to build only three two-bedroom units on each floor.

Each unit will feature a terrace, with a communal sitting area on the four floors.

As part of its application, Justice Fox has applied to vary the 10m height limit imposed by Bega Council.

The documents reveal that the proposed project comes in at 15.8m at its highest point.

As for transport, Justice Fox states that due to a lack of public transport in the area, an exclusive minibus will ferry residents to local services.

The Sydney-based developer is not new to the far south coast area, with as many as five ongoing projects.

The developer is currently working on a 15-dwelling split-level housing project and two new duplexes in Tura Beach.

Further south in Eden, Justice Fox is working on a 10-unit residential project, a 300-lot subdivision, and another two new duplexes.

The projects join several ongoing projects elsewhere in the region, including the $5 million ‘The Fairway’ at Tura Beach.
