Batemans Bay: Decision looms on $31m six-storey Beach Rd apartment

A $31m apartment complex is still on the cards for a NSW south coast town, despite public exhibition and submissions closing a year ago. Here’s the latest.

The $31m development will feature two separate six-storey buildings.

The fate of a massive apartment complex planned for a rapidly growing NSW south coast town could soon be decided as negotiations between council and a developer continue.

The $31m apartment complex, featuring more than 50 units, was proposed for Beach Rd, Batemans Bay – opposite the marina – in mid 2023, before it went on public exhibition in November 2023.

Now, one year since the community submitted feedback, the Eurobodalla Council has given an update on the project.

A council spokesman said the plans were still on the cards, with a decision expected in the coming months.

He said a report on the feasibility of current plans and designs was being prepared by council staff for the consideration of the recently elected council.

The proposal, if approved, will be built opposite the marina on Beach Rd.

“There have been ongoing negotiations between the applicant and council around variations being sought with this application,” the spokesman said.

“Council is still waiting for more information from the applicant before that report can be finalised.”

The proposed Beach Rd apartment shares a similar design to the existing ‘Ohana’ on the same street.

If approved, the growing street would see a new, two building, six-storey residential apartment erected.

The plans, lodged by Eagle Homes, will be among the biggest buildings in the suburb and include two one-bedroom units, 12 two-bedroom units, 44 three-bedroom units and four four-bedroom units.

Construction will require homes at 68–74 Beach Rd and 1–5 Golf Links Dr to be demolished, however Eagle Homes confirmed it bought these properties in May 2018.

The development is also set to feature basement parking with 102 spaces for residents and guests.

The proposal includes communal areas at ground level, an infinity edge pool and indoor community facilities such as a gym, a shared space, and a sauna and pool amenities space.

During community consultation, one resident said they were “thrilled” at the idea.

“We need more housing in the area and if we’re going to go up, it needs to be in a spot like Batemans Bay and not outer areas like Broulee,” the submission read.

Another said it was “natural growth” and likened the design to already built apartment buildings in the area.

“Aesthetically, it’s very similar to something like the Ohana which was built a few years ago,” they submitted. “So for the area, it works.”

The planned development joins a growing list of eight apartment buildings proposed for Batemans Bay in the past 12 months.

Eurobodalla mayor Mathew Hatcher previously said the 52-unit apartment was welcomed in the town due to the need for housing.

“It’s clear there is demand for more infill in and around our town centres,” he said.
