Georges River Council considers high-rise and boarding house plans

Plans for high rise developments and boarding houses collectively worth tens of millions of dollars are currently under consideration by a southern Sydney council as the coronavirus pandemic fails to impede aspirational developers.
A pair of proposals worth $23.99m and $22.36m for an integrated 12-storey apartment development on Regent St and Victoria St in Kogarah incorporating heritage terraces is now under consideration by Georges River Council.
The first proposal for an 11-storey flat building with 81 apartments over three levels of basement parking on 44-52 Regent St would take the place of several older single-storey homes and two-storey flat buildings.
The second stage proposal includes a 12-storey flat building with 83 apartments over three levels of basement parking on 6-16 Victoria St, along with a heritage restoration of some existing terrace homes and a contemporary internal configuration.
“(The proposal is to) meaningfully incorporate and draw inspiration from the heritage listed terraces for the project in a manner which pays homage to the terraces as well as reflecting the fine grain original pattern of development in Victoria Street,” the applicant wrote.
“(We would) minimise the extent of intervention to the original fabric of the terraces, but balance this with ensuring a practical and suitable internal configuration for contemporary living for the terraces.”
Common open space areas within the proposal include landscaped areas at ground level, a rooftop terrace with a barbecue area and outdoor seating, and balconies for all apartments.
Another separate application for a six-storey residential apartment development with 36 apartments, a rooftop communal open space and two basement parking levels at 192 Princes Hwy in Kogarah worth $9.5m is also under consideration by Georges River Council.
There are also two multimillion-dollar boarding house development applications before the council proposing dozens of rooms in Carlton and Penshurst.
A $3.8m plan for a four-storey boarding house at 31 Garfield St in Carlton proposes 22 double boarding rooms, including two accessible rooms and a manager’s residence.
“The boarding house is capable of being accommodated by a maximum of 44 boarders while communal facilities such as the communal open space is located on the first level, with a second common living room on the fourth level,” the applicant wrote.
“Each of the proposed boarding rooms will contain bathroom, kitchen and laundry facilities while parking for 12 vehicles, five motorcycles and five bicycles is provided at basement level.”
A second proposal for a boarding house with 40 rooms and a manager’s residence at 3 and 3A Cambridge St in Penshurst worth $4.9m is also under consideration by the same council.
