A flashy six-storey block of 40 apartments worth $18 million could soon loom over a primary school near a busy highway in Sydney’s south.
Georges River Council has received an application for 10 one-bedroom units, 28 two-bedroom units, two three-bedroom units and three shops with two basement parking levels and a rooftop communal space at 253 Princes Hwy in Carlton.
“The proposed development will result in an increase in the available commercial unit and apartment housing stock in the locality through the provision of high quality commercial units and residential apartments,” the developer stated in the application.
“Accordingly, it is considered that the proposed development is likely to have only positive social and economic impacts in the locality.”
The site is directly opposite the former Sizzler restaurant and midway between the St George Leagues Club and the St George Illawarra Dragons’ Jubilee Stadium home ground.
The block also shares a boundary with Carlton South Public School.
The school’s privacy was among several issues discussed during a pre-application meeting between the developer and the council in December 2018.
“It is noted that the area of the school adjoining the site is used for car parking,” the developer stated.
“Accordingly, adequate privacy is maintained.”
The site is 800m from Carlton train station and 1.6km from the Kogarah town centre.
“The subject site is situated within an existing urban area, and enjoys good access to community facilities and public transport routes,” the developer stated.
The Georges River Local Planning Panel will determine the application, which is worth $17,925,314 in total.
