Georges River Council has approved an $8.46m application to demolish shoptop buildings on Railway Pde in Carlton and replace them with 23 units and a shop downstairs.
The application for the six storey building was approved on March 7 and includes a mix of one and two bedroom apartments.
“The proposal is designed to enhance the ongoing redevelopment and vitality of the surrounding area by the provision of a modern development,” the applicant wrote.
“The commercial tenancy will retain the business opportunities of the site and the building will be a catalyst for the redevelopment of the town centre.”
Each unit will have either a terrace or a balcony in addition to a landscaped communal space on the fourth floor.
The building will stand in the heart of Carlton’s shopping strip, next to the heritage-listed Royal Hotel and Carlton train station.
“The site’s location opposite the railway station and the Carlton town centre maximises public transport patronage and encourages walking and cycling,” the applicant wrote.

“The proposed retail/commercial tenancy will provide additional local employment opportunities immediately adjacent to the train station.”
Development in Kogarah and Carlton began in the early 1800s when early land grants were made to John Townson, though the now-built up suburb was once a dense forest.
“Many Chinese settlers arrived after the gold rushes of the 1850s, with land being used mainly for agricultural purposes,” the applicant’s heritage report stated.
“Carlton has experienced a small increase in population between 1996 and 2001, a result of new dwellings being added to the area.”
