A $95 million shoptop housing block of hundreds of apartments is the latest of many high rises set to change the face and the future of one southern Sydney suburb.
Developers have collectively invested hundreds of millions of dollars into Hurstville’s high rise reinvention in recent months, with a range of buildings offering new opportunities for home buyers and businesses alike.
The latest is a development application for a building with a four-storey podium and two separate residential towers above, which was green lit by the Sydney South Planning Panel on October 18.
The podium will include retail spaces at the ground level and two towers – one 10 storeys, the other 14 – yielding 219 residential apartments.
The development at 124 Forest Rd Hurstville is slated by the applicants as the “eastern gateway” and would take the place of five existing residential homes.
The plans include pedestrian links, community gardens, a playground, barbecue areas with seating and a rooftop garden along with basement level parking.
“The proposal provides for a variety of new housing, including both adaptable and liveable housing that will accommodate the changing needs of the community,” the applicants wrote.
“(It also includes) well designed retail spaces that will serve the needs of the local community and activate Forest Rd, Wright St and Hudson St.”
Other game-changing high-rise developments have already started redefining the character of Hurstville.

ONE HURSTVILLE PLAZA
One Hurstville Plaza is a $60 million high rise commercial hub offering businesses the opportunity to move in and set up their home base in Hurstville.
“Hurstville is transforming into one of Sydney’s most inspired cultural and corporate hubs, bringing new opportunities, changing the landscape and challenging perceptions,” developers Coombes Group say in their pitch for One Hurstville Plaza.
The 14-storey office tower is situated in the heart of Hurstville’s civic centre at 288 Forest Rd, with three storeys of retail space and 11 floors for offices.
There are entire floors on offer for businesses along with suites.
There is also an application before Georges River Council for a family friendly pub at One Hurstville Plaza.
MESA HURSTVILLE
The Mesa development has been lauded as a “new village” for Hurstville, with apartments, retail, an urban park, dining – and more.
The $310 million development by Aoyuan got the green light from the Sydney South Planning Panel in May 2021, with some minor changes now under consideration as of October 2021.
The development at 61-75 Forest Rd – formerly known as Landmark Square – will include four buildings ranging from three to 20 storeys with commercial floor space, a 76-room hotel and 260 apartments.
The plans include a “Snack Street” inspired by Hong Kong street food and Asian cuisines which developers hope will become a burgeoning local dining precinct.
Mesa is now on sale and expected to be completed in 2024.
BEYOND HURSTVILLE
Fridcorp’s Beyond development in Hurstville is among the biggest investments in the changing suburb, valued at $700 million.
The residential and retail complex at 99 Forest Rd includes four towers with 563 one and two bedroom apartments, along with a tai chi garden, lobby bar, gym and yoga studio.
The building will also have its own app to allow residents to connect with each other and organise activities such as sunrise yoga.
Additionally, an air purification system will eliminate allergens, viruses and pathogens, advanced water filtration will remove contaminants and circadian lighting technology “mimics circadian rhythms to assist in regenerative sleep and a balanced mind and body”.
“From the moment you enter Beyond, there is an awareness that you are experiencing something extraordinary – a multi-sensory space that is welcoming and awe-inspiring in equal parts,” the developers wrote.
The retail precinct will be anchored by Woolworths and joined by specialty retailers.
TREACYS PLACE HURSTVILLE
Treacys Place in Hurstville is an upcoming 13-storey residential and retail development worth $23.65 million.
The development by Wynn Construction Group at 33-35 Treacy St includes 41 apartments and two retail spaces, along with a rooftop terrace offering views of Botany Bay and Sydney’s suburbs.
“Few locations provide such seamless connections to the best of cosmopolitan living,” the developers wrote on the project website.
“You can work, shop and play, all right where you live.”
Wynn Construction Group described Hurstville as one of Sydney’s “high-growth investment precincts”.
“The external expression of this building emphasises on contemporary glamour awash in precious metals and a rush of gold,” they wrote.
“Set in Hurstville’s sought-after residential quarter, this sleek new tower offers truly uplifting living environments.”
Modified plans for the build were approved in June 2021.
