Meriton cuts supermarket, childcare centres and reduces unit sizes

THE latest stage of Pagewood Green has been approved — despite Meriton reducing the previously agreed size of the units.
Work is set to start shortly after the Sydney Central Planning Panel granted approval for six towers, which range from 11 to 16 storeys.
The $108 million project will feature 356 units and 591 parking spaces as well as communal facilities including a swimming pool and gym.
Meriton submitted a concept proposal for the entire Pagewood Green neighbourhood back in 2014 which set the parameters for the development.
The company is now building Pagewood Green in stages with each stage requiring its own development approval.
The latest, called urban block three, was granted unanimous approval earlier this month despite differing significantly from the concept plans.
The original proposal stated that one-bed units would measure 65 sqm, two-bed 85 sqm and three-bed 110 sqm. However, Meriton has said all three will reduce in size to 50 sqm, 75 sqm and 96 sqm respectively.
In their application Meriton designers stress the new sizes are still larger than or equal to the State Government’s Apartment Design Guide minimums of 50 sqm, 70 sqm and 90 sqm.
The original plans also had a number of 124 sqm three-bedroom units included but these have been removed from the proposal.
Meriton has cut the overall number of three-bed properties from the agreed minimum of 30 per cent to just 16 per cent.
The company is also not providing the required number of lifts under the Apartment Design Guide which states the maximum number of units sharing a lift should be 40.
The development requires a minimum of nine but Meriton is only planning on six. However, the planning panel accepted Meriton’s “lift study” which indicated six would be sufficient. Urban block three features three levels of basement with six towers rising above.
Other changes to the agreed plans include scrapping a 5000 sqm supermarket and only building two of the four promised childcare centres as Meriton argues the demand is not there.
