Meriton’s Pagewood Green to grow by 1589 units

MERITON is gearing up to submit plans for the final stage of Pagewood Green which would add another 1589 units up to 20 storeys high.

MERITON is gearing up to submit plans for the final stage of Pagewood Green which would add another 1589 units up to 20 storeys high.

Work has already started on the southern part of the site but blueprints for the northern section are now being progressed.

If accepted it would bring the total number of units to 3812.

In anticipation of submitting a formal proposal Meriton has written to Bayside Council indicating how much it will pay in developer contributions.

But councillors at last Wednesday’s meeting deemed the offer was not enough. As part of the voluntary planning agreement (VPA), Harry Triguboff’s Meriton has offered a $23.9 million one-off payment, 20,000 sqm of public space and 100 bedrooms of affordable housing.

The company will also make what is known as a local contribution payment.

Meriton bosses have asked that the payment be capped at $20,000 per unit, which is the current limit set by state government.

However, the council has rejected the request, as the limit is expected to increase over the development’s 20 year construction period.

The company is also asking for “recognition of Meriton’s contribution to the area” by being able to name roads and parks after Meriton and those associated with it.

Bayside Council has also rejected this, with roads more likely to be named after war heroes and other significant locals. Meriton executive manager planning and government Matthew Lennartz said the VPA offer “goes beyond any policy requirements” and would deliver projects including the Botany pool upgrade.

The council has sent Meriton its suggested amendments to the VPA and must now wait for a response before it is put out to public consultation.

Plans for northern section of Pagewood Green show nine separate blocks, each with different numbers of towers at different heights. They range from eight to 20-storeys (65m). Numerous parks are planned as well as cycle ways and a childcare centre.

Meriton wants to retain some of the original General Motors building and tower in the northeast section of the site to use as a community facility.

Pagewood Green continues to divide opinion with many residents and politicians including state member for Maroubra Michael Daley and federal member for Kingsford Smith describing it as a gross overdevelopment.

Others view it as much needed housing for one of the fastest growing parts of Sydney.
