Mascot: $90M office building labelled ‘next generation’ approved

The latest plans for a $90 million office building in Mascot have been approved by the Sydney Eastern City Planning Panel. See the plans here.

A $90 million “next generation” office building has been approved in Mascot which will stand 10-storeys tall and feature plenty of bells and whistles including a wellness centre and public art display.

The development application for 46-50 Kent Rd was approved last week by the Sydney Eastern City Planning Panel and is only a short walk from Mascot train station.

The developer, Tipalea Partners, claims the building will help change the suburb’s “negative reputation” and help Mascot become a leading commercial precinct south of Sydney’s CBD.

“For too long Mascot has had a negative reputation driven primarily by the build quality – which has been restricted by the lower rents and capital values achievable,” the proposal claimed.

“Now for the first time ever, thanks to higher rents and building values, Mascot is able to provide a number of next generation workplaces – put simply we can now build a CBD-quality building because the higher rents and values mean we can spend more on construction.”

Under the approved plans, the existing building at 46-50 Kent Rd will be knocked down and replaced by a 10-storey (45m tall) commercial office building.

The building will include a ground floor with a cafe, lobby area and wellness centre, three levels of carparking, and six levels of office space. Public artwork will also be incorporated into the design on the ground floor.

The site opposite at 253 Coward St also had a development application approved earlier this year for another commercial building which will be of similar size (11 storeys).
