Mascot: Plans for $90m ‘next generation workplace’ on Kent Road
A $90 million office building proposed has been labelled a next generation workplace. The developer is calling it a first for the suburb and hopes it will help change the area’s “negative reputation”.

A $90 million office building labelled a “next generation workplace” has been planned for Mascot featuring everything from a wellness centre to a running track on the roof.
Developer Tipalea Partners has lodged a development application with Bayside Council for an 11-storey office building at 46-50 Kent Rd, which is a short walk from Mascot train station.
The proposal stated the new building would help transform the suburb’s reputation.
“For too long Mascot has had a negative reputation driven primarily by the build quality – which has been restricted by the lower rents and capital values achievable,” the proposal claimed.
“Now for the first time ever, thanks to higher rents and building values, Mascot is able to provide a number of next generation workplaces – put simply we can now build a CBD-quality building because the higher rents and values mean we can spend more on construction.”
Under the proposal, the existing building at 46-50 Kent Rd would be demolished and replaced by a new 11-storey commercial office building (45m tall).
It will feature a 7m-tall lobby, a wellness centre, cafe, three floors of parking, six floors of office space, a public art commitment of $300,000, and a rooftop area with seating, gardens and a 200m running track.
The details of the wellness centre are still being finalised but would include a yoga studio and gym at the very least.
“The building opposite us at 253 Coward Street recently lodged an application for a wonderfully designed new office development – this is the first wave of next generation workspaces that have the potential to transform Mascot,” the proposal read.
“Importantly, these next generation workplaces will create the opportunity for a large number of employees to live and work in Mascot in offices of the quality usually only seen in the Sydney CBD.”
The development application at 253 Coward St was lodged in August for an 11-storey, $51 million commercial and retail building. A decision has not yet been made on that application.
Mascot has become a development hotspot in recent years with large areas now densely built-up with apartment blocks.
