Simple three-bedder sets record

A THREE-BEDROOM home at Warwick Farm has sold for more than twice the price it did six years ago at auction.

A  SIMPLE three-bedroom home at Warwick Farm has sold for more than double the price it did six years ago at auction on Saturday.

The Lawrence Hargrave Drive home set a record price tag for the suburb — and doubled the seller’s money.

The seller was shocked with the high price tag of $690,000 at auction — the home originally sold for $311,000 back in 2010.

“The sale of my property went unexpectedly high,” the seller said.

Prudential Real Estate was responsible for maximum exposure leading up to the sale. And they were not disappointed with 67 inspections before the property went to auction.

Offers were put in beforehand, but the seller opted to go to auction.

Expected to sell between $550,000 and $600,000, the sale price was indicative of the real estate market in the south west, Prudential Real Estate sales consultant Linda Chidiac said.

“In terms of homes for sale in the Warwick Farm area, they are minimal and because of the proximity to the train station and shopping centre, it appeals to a variety of buyers,” Ms Chidiac said.

“Out-of-area buyers are keen to secure these highly zoned areas because of the growing infrastructure, future­ plans for Liverpool and the affordability compared to areas closer to the Sydney CBD.”

She said at the moment, most agents were experiencing a shortage of homes to offer for sale.

“This is an opportunistic time for prospective sellers that may be on the fence on whether to sell, ” she said.

“We are seeing prices holding and buyers frustrated with the low level of homes available.”

Ms Chidiac said the south west catered to a range of people; from young families searching for their first home to the astute investor tapping into an upcoming area.

“New developments are taking Liverpool’s skyline to a whole new level and the city revitalisation plan is well under way.

“Liverpool’s certainly changing and growing quickly, with 30 per cent of Sydney’s growth happening in the south west.”

The home is less than 10 minutes’ walk to the railway station and has easy access to the hospital and shopping centre.

While it has the potential to be denser residential with an R3 zoning, the new owner is going to keep it as an investment property.
