GLADESVILLE Shopping Village could rise to become 14-15 storey unit buildings, if residents cannot persuade authorities otherwise.

Gladesville Shopping Village Developments has been trying for years to build a supermarket and shops, with units above, around its current Coles-anchored site.

The developer has had to revise its planning proposal, which seeks to be excepted from the (approximately) nine storey height limits.

The State Government recently released details of its consideration of the developer’s most recent proposal.

This asked for 14-15 storey unit buildings, which could consist approximately 250-280 homes.

The government has responded by proposing two provisions.

The first would require two lots of public space be provided, and retain the current height limits. One of the public space lots would be next to Cowell St and be 600 sqm. The other would be 2,700 sqm.

This provision is most likely to be favoured by neighbours concerned about building heights.

The second provision allows the developer greater building heights if it can show “design excellence”.

These greater height limits would allow the developer’s desired 14-15 storey buildings.

That will not be acceptable to Gladesville residents like Russell Young.

“People are very concerned about adding additional flats when there is so much development in that corridor already,” he said.

“That’s more people coming and going at night, more people trying to get their kids into the school ...”

The government may choose to include both provisions, one or neither.

If both provisions are included, the open space must still be provided with the greater height limits.

The government is asking the community for its feedback before it makes its decision.

Hunters Hill Council is collecting submissions on behalf of residents, and has the planning proposal details on its website.

Council planners will make a recommendation to the government about the proposal, as will the developer.

The government is expected to make its decision by about July.

Should it be approved, the developer would still need to lodge a development application and have this approved before building could begin.

The developer did not respond to requests for comment.
