NEIGHBOURS in Frenchs Forest are realising they can get a much better price for their properties ahead of the opening of the Frenchs Forest Hospital by consolidating their lots to attract developers.

Five home owners in Forest Way with dual access to Prince Charles Rd have done just that – combining their lots to create a prime 3440 sq m site that will have developers salivating.

As well as dual access, the corner site is close to transport to Manly, Dee Why, Warringah Mall, Chatswood and the city, is close to two shopping centres – the Forestway and Glenrose, which is currently being redeveloped – and will benefit from upgrades to roads in the area.

Tim Smith, of LJ Hooker Frenchs Forest, said the site is outside the hospital zone, so it won’t be available for high-rise development but could be developed for seniors living, offices, medical practices or aged care.

He said the five neighbours will get much more for their properties by banding together to offer developers a consolidated site in an area where development is going to boom as the hospital precinct is developed.

“They’re certainly doing the best thing for themselves by getting together, rather than acting alone,” he said.

“It’s a prime site because it’s a development site, rather than five individual houses being put on the market separately.

“This is the start of what will happen in the area, both inside and outside the hospital zone.”

Expressions of interest for the site close on Friday, March 4.
