Northern beaches land five km from beach being sold by State

THE State government is selling a significant parcel of land just 5km from a beach which is the size of 12 football fields and earmarked for residential development.

A  MAJOR parcel of land just 5km from a beach and earmarked for development is being sold by the State government.

The 6ha site on Mona Vale Rd in Ingleside is elevated, next to the Baha’i Temple and the size of a dozen football fields.

Agent Henry Burke, of Colliers, said the land is zoned special purposes and identified for future residential development. Expressions of interest close on Wednesday, November 18.

“Interest is being received from developers and educational users as well as health and medical providers,” Mr Burke said.

Pittwater Council said the land at 169 and 169a Mona Vale Rd has been proposed for a potential school and sports fields.

“Pittwater Council would like to see this land be used for the above mentioned purposes,” said a council spokesman, “providing the necessary infrastructure for the future.”

Currently the vacant fields and paddocks are leased to three groups. The National Spiritual ­Assembly of the Baha’is of Australia uses part of the site for parking, a horse riding school has been renting some of the land and the Peninsula Senior Citizens Toy Repair Group has been paying $1 a year to rent part of the site as well. All three leases expire between now and January 1 next year.

Ingleside is the latest land release suburb on the northern beaches after Warriewood Valley, which was released 15 years ago with 2500 homes built.

Ingleside is about 5km from Mona Vale and a beach. There are four distinct areas to the suburb: the Wirreanda Valley, North ­Ingleside, Bayview and South Ingleside.

Earlier this year a developer paid $12.2 million for a 6ha site in Powderworks Rd, Ingleside, and another ­developer took an option on a 10ha site in South Ingleside worth about $25 million.

About 3000 homes are planned for the semirural suburb of Ingleside. The State government ­announced the release in July 2013 and a draft structure plan was published in November last year. As well as new homes there are plans for two new schools, shops, sports fields, a new community centre and ­upgraded roads.

According to CoreLogic RP Data the median house price for Ingleside is $2,825,000, up 20 per cent in three months. Most of the blocks are acreages.

The State government bought 169 and 169a Mona Vale Rd in May 2004 for $264,000 each. The combined sites cover 6.053ha.

The Ingleside project is being led by the NSW ­Department of Planning and Infrastructure in partnership with UrbanGrowth NSW and Pittwater Council.

Pittwater Council said it remained committed to its guardianship of the Pittwater’s natural features and acting in the best interests of the community.

“As such we will act to ­ensure this project complies with Pittwater development controls,” said an official. “Meanwhile we identify the need to plan for the future and help meet diversity in housing supply needs of a growing and changing ­population.”
