Menangle Park rezoned to supercharge housing supply

A new community is set to take shape in Sydney’s southwest, following the announcement of the rezoning of 960ha of land at Menangle Park.

A new community will feature in Macarthur, with Menangle Park the home of a 958ha rezoning to assist in supercharging housing supply in southwest Sydney.

The announcement from the Minister for Planning and Housing Anthony Roberts was welcomed by Landcom, with the rezoning enabling the release of 3000 homes and jobs, with a new town centre, public school, commercial and retail land, community facilities and land for public recreation to feature in Menangle Park.

Landcom managing director and chief executive officer John Brogden said it will change the face of southwest Sydney.

“This is a game changer for southwest Sydney and Landcom is delighted to play its role in supporting the growth of the region by delivering a vibrant new community connected to the rest of the city,” he said.

Department of Planning and Environment director for regions Steve Murray said the land release is the beginning.

“The land release is the starting point for creating a vibrant new community in the booming Macarthur area,” he said.

“There will also be improved bus services and the Menangle Park railway station has connections to Campbelltown, and then on to the Sydney CBD.

“There are also plans for new pedestrian links and cycleways to encourage healthy and active ways of getting around town.”

A $116 million road connecting Menangle Park to the Hume Motorway will be completed by 2023, paving the way for a further release of 15,000 lots.

It will be part of the first stage of the Spring Farm Parkway, connecting Spring Farm to Menangle Park, including north facing ramps, a bridge over the Hume Motorway and the connection to Menangle Park.

As an alternate east-west connection it is hoped to ease Narellan Road congestion.

Mr Brogden said the road will be built using funding from Landcom, private partners and the NSW Government Housing Acceleration Fund.

“This road will help drive the supply of housing that will support Sydney’s growth by providing opportunities for first home buyers to break into the market and improving affordability in the Sydney Metro area.

Mr Murray said with strong, well-designed infrastructure the new land release will be an opportunity for young families and first home buyers to enter the market.

“As well as good connectivity, the town can also look forward to an indoor sports centre, sporting fields, skate park, and a tennis court. There are also plans for a community health centre, long-day care centres, a library, and a fire station,” he said.

“It’s a wonderful chance to have jobs close to where people live - there will be 5.8ha of retail space with a supermarket and shops and a 28-hectare industrial precinct, which combined will provide about 3,000 new jobs,”

The release will provide a variety of housing choices in a range of densities. The size of residential lots will range from 300m2 through to 2000m2.

Strict controls have been placed around protecting endangered vegetation Mr Murray said including new trees to be planted with each home built.

“This will go a long way towards expanding the green canopy of Sydney,” he said.

“It also means we can truly strike a balance between preserving and enhancing the environment, and providing new homes and community facilities.”

The rezoning follows the recent approval for 1700 homes at Mt Gilead site, with construction works to begin by developer Lendlease early next year.
