An industrial precinct about 10 times the size of Narellan Town Centre could soon call the Macarthur region home.

A draft planning proposal requesting the rezoning of a 110ha Glenlee site, from rural to a mix of industrial, infrastructure and environment zonings, is currently being considered by the NSW Department of Planning.

About 70ha is proposed to be zoned industrial.

The site, located about one kilometre away from Spring Farm and Mt Annan residential areas, is owned by Glenlee Consortium, made up of Sada Services Pty Ltd, TRN Group and J & W Tripodi Holdings.

Located in both the Campbelltown and Camden local government areas, the site is home to the longest private railway in Sydney, a hallmark to its history as a coal washery in the 1950s.

The two kilometre rail line, which connects with the existing Sydney freight network, would end with an intermodal located in the heart of the industrial precinct.

An intermodal is a point in which transported freight transitions from rail to road, or vice versa.

Urban planner Michael Brown, speaking on behalf of the consortium, said the site had been earmarked as employment lands since 2004.

He said there was no concerns for nearby residents.

“All of our studies have proven (the industrial precinct) won’t have any impact at all,” Mr Brown said.

“We have done as much as we can as far as looking at all those impacts in terms of air quality, noise impacts, traffic impacts. We have done so many studies it’s not funny.

“The employment land is so close to the residential areas that hopefully the people in Spring Farm and Mt Annan will look at employment opportunities on that site.”

Structural buildings would not be proposed on the precinct, if rezoned, for a number of years as coal tailings continue to be compacted into the soil.

In future, the precinct would predominantly be accessed via the Hume Motorway through the future Spring Farm Parkway, which will also link to Liz Kernohan Drive.

The industrial capacity of the site is capped to 90,000sq m of employment space until the link between Liz Kernohan Drive and the future Spring Farm Parkway is complete.

The draft planning proposal to rezone the site was endorsed by Camden Council last month.

Campbelltown Council will vote on the same draft planning proposal on Tuesday night.
