Campbelltown ‘city-shaper’ development endorsed for public exhibition

The long-awaited Narellan Rd Nexus Business Park development, tipped to bolster Campbelltown city’s status as the medical capital of southwest Sydney, is one step closer.

The long-awaited Narellan Rd Nexus Business Park development, tipped to bolster Campbelltown city’s status as southwest Sydney’s medical capital, is one step closer to becoming a reality.

A draft masterplan of Maryfields Estate, a 44ha site bordering the M5 Motorway, Narellan Rd and Blair Athol, was endorsed for public exhibition by Campbelltown City Council last night.

The business park development has previously been touted as a ‘city-shaper’ and is projected to create 1200 ‘knowledge-based’ jobs, with a focus on health and innovation services, linking with the nearby Western Sydney University campus.

The Maryfields site will also be home to a seniors living precinct, about 600 homes and a small shopping centre.

The current owners of the estate, the Franciscan Friars and Poor Clare Nuns, will retain a 6ha portion which has been zoned as a heritage precinct in the draft masterplan.

It is understood the historic Stations of the Cross will remain a focal point of the heritage site.

Maryfields Estate development director Wayne Camenzuli told the Chronicle the Nexus Business Park would be a unique development for the Macarthur region.

“This is the final stage of what has been a very long and meticulous process to carefully bring the right attitude to the most appropriate zoning controls to that precinct for Campbelltown,” he said.

“We wanted to make sure through the site specific development controls that what gets built is how we imagined it right from the very start.”

Mr Camenzuli confirmed the Nexus Business Park and seniors’ living sites are on the market, listed with Colliers International, with “advanced discussions” taking place with a seniors’ living provider.

He said, regarding the sale of the business park site, they were being “particular” and “quite stubborn” with who purchased the site to ensure it met the planned vision.

The draft masterplan is expected to be placed on public exhibition in coming weeks.
