Bold plans revealed for Kellicar Rd precinct
A key parcel of Campbelltown could soon transform into a cutting-edge ‘campus-style’ tall precinct, with four land owners uniting to launch a bold vision for the city.

The face of Campbelltown city is set to change with mega-development plans in motion with the potential to deliver a whopping 4000 homes and jobs combined.
The site of Marketfair Campbelltown shopping centre, FIT HQ, Hungry Jack’s, Bunnings and more could soon make way for “tall” high-density buildings, delivering more than 2000 homes and 2000 jobs.
The central site is owned by four different companies and the State Government, with the land owners pushing for the 7ha precinct to transform into an eye-catching campus-style development, featuring high-rise buildings and ground-floor retail.
Memphis Strategic town planner Wayne Gersbach’s submission to the Greater Macarthur 2040 Interim Plan in March, on behalf of the site’s owners, labelled the current site as underdeveloped and not suitable for Campbelltown’s future.
“(The plans present a unique opportunity to) realise higher density mixed-use development on unconstrained and available land that is rail-focused, while protecting the historical fabric and heritage character of Campbelltown,” the submission stated.
The submission states the project, known as the Kellicar Precinct, would see Campbelltown and Macarthur morph into mutually-beneficial twin centres.

Mr Gersbach says “substantial” investment would be made into the public domain with the precinct, only 300m from Macarthur train station, to create jobs across the retail, commercial, hospitality, health and education sectors.
The site is owned by businesses Dumarch and Holdings and Dankur, Morad Group, Senkhun Two Pty Ltd and Fort Street Real Estate Capital Group.
A masterplan attached with the submission revealed early plans for a piazza, student accommodation or medical hotel, pub, outdoor dining, supermarket and chemist on the site.
There was no information about the height and scope of proposed buildings, despite the owners already receiving written interest from hotel operators and an aged care provider.
The bold plans follow Bunnings recently winning approval to begin construction on a new $40 million hardware store on the corner of Blaxland and Farrow roads, Campbelltown.
A planning proposal is in the early stages of assessment with Campbelltown Council.
