Liverpool Quarter is set to be the city’s tallest commercial tower after gaining approval with a deferred commencement. The $104 million development will revitalise a major gateway into the city, providing office space and a retail, food and beverage precinct.

Construction on Liverpool’s tallest commercial tower is expected to begin later this year after the $106 million project was given the green light with a deferred commencement.

Located on the corner of Scott and Bigge streets, opposite Liverpool railway station, Liverpool Quarter is set to revitalise that part of the CBD.

The 23-storey curved tower will feature 25,000 sqm of new office space, 1500 sqm of co-working space and 640 sqm of retail.

It will also see the New Commercial Hotel — which dates back to 1888 and is one of the city’s oldest heritage buildings — refurbished.

The project will include 1200 sqm of open space at the heart of the precinct and a retail laneway known as The Stables.

The development application was lodged in June 2018 and a 12-month deferred commencement consent was granted in March 2019 by the Sydney Western City Planning Panel.

The developer, Mackycorp, was required to submit amendments to the proposal to Liverpool Council within the 12-month period.

The development will also include a food, beverage and retail precinct.

Mackycorp director Michael Hercus said the company was drawn to Liverpool due to the “unprecedented infrastructure investment”.

“The people of Liverpool and the southwest deserve better. They are tired of travelling great distances to work and to experience quality food, beer and wine in a clean and safe environment,” he said.

“Liverpool Quarter will be a place for the people of Liverpool and the southwest to be proud of and call their own.”

The project is slated for completion in late 2021.

Architecture firm Fender Katsalidis designed the development, drawing inspiration from Liverpool’s brick buildings and green corridors.

“Liverpool Quarter is a landmark project that will transform the area and enhance its surrounds,” Fender Katsalidis director Mark Curzon said.

“The building will act as a regional marker welcoming one’s arrival into the city whilst creating an exciting new civic precinct celebrating its heritage.

“Liverpool Quarter will set the standard for the best premium office space and public open space in this amazing emerging city.”
