A key site in the Liverpool CBD which has been greenlit for a 28-storey mixed-used tower is now up for grabs as the city undergoes a boom in commercial office space.
The site at 1-5 Speed St has been masterplan-approved for a development with four levels of retail and commercial space and 24 levels of residential units.
It comes amid a development boom in Liverpool — touted as Sydney’s third CBD — where a pipeline of projects, including a nine-storey commercial building at 35 Scott St and a 23-storey commercial tower at 277 Bigge St, is set to transform the city.
The corner block will be sold by way of expressions of interest, which close on May 28, and has a multimillion-dollar price guide in the high teens.
Savills Australia residential site sales director Stuart Cox said there was great demand for development opportunities in Liverpool, particularly with major infrastructure projects on the way, including the council’s $400 million Civic Place development and Western Sydney International Airport.
“There has never been a more opportune time to invest in Liverpool, which has been rapidly changing over the past two decades to accommodate much needed commercial space and residential housing,” he said.
“The Liverpool region is set to benefit from an unprecedented level of public and private investment and forward planning to cater for significant population growth, and Liverpool is well-placed to capitalise on its new found status as Sydney’s third CBD.”
