Childcare centre and apartments proposed for Thompson Ave, Moorebank

A $6 million development featuring units and a childcare centre has been proposed for a Moorebank residential estate. It comes as a review of local planning controls continues.

A mixed-use development comprising apartment units and a 65-place childcare centre has been proposed for an established residential estate in Moorebank.

The proposal was lodged with Liverpool Council last week and has an estimated cost of $6 million, according to details published on the council’s planning portal.

It proposes demolishing existing structures at 22-24 Thompson Ave, Moorebank, to make way for a four-storey apartment building that would sit side-by-side with a two-storey childcare centre.

The apartment building would include eight two-bedroom units, while the adjoining childcare facility would have a maximum capacity of 65 children.

According to a Statement of Environmental Effects, the centre would operate from Monday to Friday between 7am and 7pm, with places for 10 children aged two years and under, 25 aged two to three years, and 30 between the ages of three and five.

Up to 29 carparking spaces will also be provided across two basement levels, with nine spaces proposed for childcare staff on the lower level and 22 spaces on the upper level for residents, visitors, childcare clients and two additional spaces for childcare staff.

Planning documents state the development site is within walking distance of Moorebank Shopping Centre and close to Nuwarra Public School and Moorebank Public Library.

It is currently zoned R4, which allows for high density residential developments with a maximum building height of 12m.

“The current application proposes to develop the subject land parcel in accordance with its zoning potential whilst being consistent with council’s overall vision for future development within the immediate locality to accommodate a mix of commercial and higher density residential land uses,” the Statement of Environmental Effects read.

“The proposal will also provide alternative residential accommodation opportunities within close proximity to essential services, recreational opportunities and local school whilst increasing valuable child care services to the local community,” it continued.

Liverpool Council is currently reviewing its Local Environmental Plan 2008.

High density developments have been a contentious issue within the community, with hundreds of residents last year signing a petition against overdevelopment and Holsworthy state Liberal MP Melanie Gibbons calling for a moratorium on high-rise development in the suburb.
