431 Macquarie St, Liverpool: New plans submitted for 26-storey mixed-use tower

A new $136 million proposal for a “city-shaping” development, including a public plaza, cafes, restaurants and office space is on the cards for a gateway into western Sydney.

Plans for a hotel and commercial tower at one of Liverpool’s major gateways have been withdrawn, with a new proposal on the table for a 26-storey tower featuring retail, office and community spaces.

The $136 million project has been proposed for 431 Macquarie St, Liverpool, formerly the site of a Mazda car dealership and previously eyed by Binah Developments for a 13-storey commercial tower and a 22-storey hotel.

That $115 million proposal has since been withdrawn.

Under the new plans lodged with Liverpool Council, developer Butterfly Developments wants to build a “stepped” tower — 26 storeys at its highest, followed by 17 storeys, then a four-storey podium — along with five levels of basement parking with up to 425 spaces.

The building would also feature a publicly accessible civic plaza from Short St and 11,000sq m of retail or business floor space for future cafes, restaurants, shops and a community civic art centre.

The plans also include 38,000sq m of commercial floor area and a ground-level lobby.

According to planning documents, the proposed development is in an ideal position to support the growth of the Liverpool CBD and would raise the standard of commercial office space in the city.

“The development is perfectly positioned to benefit from and support the growth of the Liverpool CBD and the Western Sydney Aerotropolis, providing much needed high-quality office space to attract top tier tenancies and higher order employment opportunities to Liverpool,” the documents state.

The proposal is “city-shaping”, it continues, and would encourage a range of job opportunities and services for future residents.
