A multimillion-dollar 31-storey hybrid residential and hotel tower - set to transform Liverpool’s skyline - has been given the green light.
Plans lodged by Kingdom Towers 1 Pty Ltd, a company associated with Australasian Property Group, was approved by Liverpool Council for a $133.6m residential and hotel tower on 402 Macquarie St, Liverpool.
Planning documents state the 22,918 sqm high-rise will include a 198 room hotel from levels two to seven and 168 residential apartments from levels nine to 29 alongside a six level basement carpark.
A podium terrace on level eight will have a barbecue, seating area and a 461.6 sqm roof top terrace exclusively for residents.
The tower will have a 106.8 sqm of ground floor retail space with a publicly accessible gym and the hotel will include a bar and restaurant, courtyard, outdoor dining and conference rooms.
Planners for the project said the site is zoned as B4 mixed use – a combination of business, office, residential and retail space – and under a “bonus scheme” in the Liverpool Local
Environmental Plan.
“If 20 per cent or more of the gross floor area functions as a hotel or motel, the proposal may exceed maximum heights”.
This comes after a previous development proposal for the site to build a 31-storey building called “Kingdom Towers” was rejected by the Land and Environment Court in 2021.
The judge said the development on 402 Macquarie St, 180-186 Terminus Street and 190 Terminus Street Liverpool “exceeds LLEP’s development standards relating to building height and floor space ratio”.
The site was also previously approved for a 17-storey residential building consisting of 145 apartments, but tower was never built.
The 31-storey building will join several high rise towers nearby, including 23-storey ‘The Pinnacle’ by developer EQ Projects.
The 23-storey residential building ‘Latitude’ and 37-storey ‘The Hoxton’ are both nearby from developer ALAND which are behind numeroous residential hubs in Western Sydney including the Gladstone Village in Merrylands and Schofield Gardens in Schofields.
