Two single storey cottages could soon be demolished to make way for a multimillion-dollar residential subdivision in one of southwest Sydney’s fastest growing suburbs.

Crownland Austral Pty Ltd has lodged a $3.5m development application with Liverpool City Council to transform 530 and 540 Fifteenth Ave, Austral into 61 residential lots.

If approved, the 3.75ha land would be developed over two stages and include the demolition of two cottages, outbuildings, dewatering an on-site dam and the construction of four internal roads.

In stage one, the demolition would commence alongside subdividing the site into 52 residential lots and one “super lot” for further subdivision under stage two.

The final stage would include the subdivision of nine residential parcels, and two residue lots used to temporarily accommodate stormwater facilities.

Planning documents recognise while the surrounding areas are used for agriculture, farming and poultry sheds, the proposed development would meet the future vision of Austral.

“The area is transitioning from these rural uses to that of a low and medium density residential precinct, in accordance with the strategic vision and zoning of the Austral and Leppington North Precinct,” the documents state.

The Austral and Leppington North Precincts were rezoned by the NSW Government for urban development in March 2013 and have since and will accommodate over 17,000 homes once developed.

Since 2013, more than 2,000 residential lots have been registered at a rate of about 175 per quarter.

Pending approval, the parcels would range from 300 sqm to 500 sqm – with the largest plot of land at 550.8 sqm.

The developers have also lodged plans to construct four internal roads, including one collector and three local roads, alongside a half width road reconstruction of Fourteenth Ave.
