A new seniors living precinct, with future plans for its own pool, wellness centre and library, could soon be coming to north west Sydney.

Developer Stockland submitted an application, valued at just over $110 million, for the construction 231 seniors houses at 18 Red Gables Road, Gables.

The Gables is the Hills Shire’s newest suburb, containing more than 3600 homes, a retail and commercial town centre and a new $150 million high-rise school.

The site is located approximately 50km north west of Sydney’s CBD and 10km north of Rouse Hill town centre.

According to the developer’s plans, when finished this seniors living will “reduce the strain placed on (the Gables’) social infrastructure”.

There will be different housing options and exhibit homes.

Speaking to The Hills Shire Times, Stockland’s project director, Ken Franklin, said he knows future homeowners will want to live in a safe and connected community.

“An over 60s development would be a welcome addition to The Gables, appealing to people who want to stay in the Hills District or (remain) close to their families,” Mr Franklin said.

“The proposed development offers seniors and downsizers the option of living in a quality freestanding home that has been designed with the future in mind so people can live independently over the long term.

“Future residents will live in a community … where someone else takes car of the lawns, the pool and other communal spaces.”

What one of the homes could look like …

Planning documents state eight of the new dwellings will be used as exhibition homes, representing the different housing options for seniors.

Each of the seniors homes will contain between two and three bedrooms, two bathrooms and a double garage. They will all be single storey.

There are also plans for a future leisure precinct, containing a wellness centre, 25 metre pool, function room, bar, library, games room and community garden.

The application will be determined in the coming months by the Sydney Central City Planning Panel.
