Rouse Hill Private Hospital: Plans for $205m health precinct in northwest Sydney revealed

A new sprawling $200m private health precinct has been proposed to go up near the long-promised Rouse Hill Public Hospital. See inside the plans.

A $205 million private hospital could be coming to Sydney northwest, with developers unveiling plans for a sprawling medical facility in the heart of Rouse Hill.

The proposal for the multi-storey Rouse Hill Private Hospital was presented to the NSW Department of Planning in March 2023.

Planning documents reveal plans for two multistorey buildings – for consultancy suites and healthcare facilities – and a 528-space car park on the 20,303 sqm site at 273 Annangrove Rd, Rouse Hill.

The four-storey private hospital could include one level of “operating rooms and intensive care units” and three storeys of “recovery rooms” as well as ground-floor retail and commercial space.

The second building on the site will be dedicated entirely to Consultancy Suites as “tenancy spaces”.

The proposed development site is unoccupied, but is surrounded by low and medium density residential development in the form of “detached dwellings and public recreation land”.

Indicative construction costs are estimated to be upwards of $205 million.

The proposal was submitted to the Department of Planning and Environment for consideration almost a year before one was tabled for the long-awaited $700 million Rouse Hill Hospital development.

A new masterplan for Rouse Hill Hospital, which would sit at the intersection of Commercial Rd and Windsor Rd, Rouse Hill was revealed in 2022 after mounting community pressure to progress the project.

The NSW Government first announced the Rouse Hill Hospital in 2015, and it took more than half a decade before NSW Health Infrastructure purchased land for the development.

When complete, Rouse Hill Hospital will feature urgent and emergency care, a day surgery unit, adult and pediatric short stay facilities, outpatient care, pre rehabilitation, rehabilitation and a multistorey car park.

It has long been promised as the answer to helping ease the increasing pressure on nearby health facilities, like the Blacktown Hospital, as the population in northwest Sydney continues to soar.

Construction of Rouse Hill Hospital was expected to begin in March 2023.

The Department of Planning and Environment projects that the area’s population will be on its way to reaching 1 million people by 2036.
