A vacant lot in northwest Sydney could soon be home to a towering commercial hub.

Developer Mogul Stud has lodged plans, valued at $52 million, for the construction of a six-story building on Mount Carmel Dr, Box Hill.

The site, located about 7km from Rouse Hill Town Centre, is adjacent to the future Carmel Village shopping centre, expected to finish construction by early 2023.

The proposed siz-storey building would sit in Box Hill’s Carmel Village Precinct — a series of retail and commercial developments which would help cater for the area’s booming residential population

Lead architect Tony Owen, from Tony Owen Partners, said in a statement the proposed office building was the first commercial development in the area.

“The proposal is the first stage in the provision of a large office park and mixed use retail and entertainment precinct which will serve Box Hill and the broader western region,” he said.

According to the developer’s plans, the proposal will have positive short-term and long-term economic impacts on the area through the creation of construction jobs and future employment opportunities.

When complete, the proposed six-storey building will stand 27.1m tall — in breach of the 24 metre height limit for this area.

There would also be an adjoining three-storey car park as well as street level carparking.

The six-storey commercial hub will be home to commercial office space, a gym, a child care centre and a cafe.

The child care centre will take up the third level and will have space for 100 children, aged between zero and five-years-old.

It’s proposed hours of operation are between 7am and 6 pm, from Monday through to Friday.

There are also plans for a rooftop terrace, with barbecues, dining furniture and plants for people who use the building.

The development application will be determined in the coming months by the Sydney Central City Planning Panel.

If approved, construction on this project is expected to reach completion by 2025.
