Oakdale East Estate expansion on Walgrove Rd, Horsley Park given green light

A multimillion-dollar transformation of one of Western Sydney’s largest industrial precincts into a 24-hour hub – set to generate more than 1000 jobs – has been given the green light.

A multimillion-dollar transformation of one of Western Sydney’s largest industrial precincts into a 24-hour hub – set to generate more than 1000 jobs – has been given the green light.

Goodman Property Services plans to expand the existing Oakdale East Estate on 2-10 Wallgrove Rd, Horsley Park to include eight warehouses across five precincts worth a capital investment of more than $800m was approved by the Department of Planning.

Planning documents state the second stage of industrial estate, will operate 24 hours a day, seven days a week and include an additional 260,000sq m of gross lettable area.

The site will include 50 hectares of developable land with construction to start in early 2024 with warehouse units ranging between 3,000 sqm and 60,000 sqm.

Stage one of the Oakdale East Estate was completed in September 2021 and attracted multiple e-commerce and logistics tenants including Australia Post, Amazon, Telstra and Woolworths.

The development will include an expansion of the first stage including a new 2,665 sq m warehouse, two-storey office space and four loading docks with 54 carparking spaces.

Plans also feature the construction of four additional precincts across more than 200,000 sqm to include eight warehouses.

Precinct three will include a high bay temperature-controlled warehouse, with loading bays, and office and ancillary buildings with solar panels.

CEO of the Goodman Group, Jason Little, said stage two of the estate, in collaboration with joint venture partner Brickworks, will accommodate to customers from the e-commerce, retail, pharmaceutical and automotive industries.

“Our collaboration with planning authorities and local administrators is essential to develop strategic, innovative facilities that support the needs of the community now and in the future,” he said.

Mr Little said the estate’s “strategic location” five kilometres from the M4 and M5 motorways, and on the doorstep of the Western Sydney Aerotropolis is crucial to service 4.9 million customers within a one-hour drive time.

“We work to align our development activity with Sydney’s urban growth plans to build sustainable and resilient cities, with this approval extending our development pipeline in the area for another five years.”
