A monster 238m skyscraper just 30 metres shorter than the Crown Sydney could soon be the next addition to the North Sydney skyline if a $373m development proposal is approved.
Property developers GPT Group has lodged a development application to North Sydney Council seeking consent to demolish the existing commercial sites at 153 -157 Walker St to construct a 43-storey commercial tower with a request to increase the maximum building height from 215m to 238m.
Plans also include a five-storey podium for two retail tenancies, a restaurant and two lobby spaces, five basement levels for 130 carparking spaces and a new through-site link providing access between Walker and Little Walker streets.
A planner from the project said the dual-access building would provide flexible office spaces with communal outdoor terrace levels.
“Level 2 to level 5 will provide commercial office floors with the potential for communal flexible tenancy use floors, including group working spaces,” the planner said.
“Level 2 to level 4 will provide the opportunity for a potential for a semi-enclosed mixed mode terrace space … while level 5 will provide an open-air terrace towards this frontage. These floors would be leased for corporate use, and be accessible to future building tenants.”
Trees would also be planted at the entry of the proposed through-site link at Walker and Little Walker streets to help control accelerated wind flows at the southwest and southeast corners of the site.
The proposal also shows plans for three building plant levels, including one mid-rise plant level on level 27 and two rooftop plant levels on levels 42 and 43.
Project architects ‘Architectus’ said the proposed new building represented an opportunity to become a “landmark development” in the North Sydney CBD skyline.
“153 – 157 Walker Street is the place North Sydney has been waiting for,” an Architectus representative said.
“A distinctive, energetic workplace with a crafted, human centric identity, a sustainable approach both socially and environmentally and a deep engagement with the community of North Sydney.
“It will be a transformative project for the CBD, delivering not only public benefit but also commercial benefit long into the future”
The Regionally Significant Development has an estimated cost of $373.8m and will be determined by the Sydney North Planning Panel.
The project is part of $11 billion expansion plans in North Sydney with other development applications – 45 McLaren St, 253-267 Pacific Hwy and 270-272 Pacific Hwy – still awaiting approval from NSW Department of Planning.
